Guelph council approves Wyndham condo project
Councillors have approved a new 14-storey condominium complex for Wyndham Street South.
On Monday night, council voted 10-2 in favour of the London-based Tricar Group’s proposal for a 14-storey, 140-unit condo project at 71 Wyndham St. S.

Two of the buildings are 14 storeys tall, each totalling 167 units. there are two eight storey buildings with roughly 100 units plus townhomes and a fifth building that is a two-storey commercial building.

The old Northern Rubber Factory site in The Ward neighbourhood of Guelph is slated to get a four-storey 86-unit condo and 96 townhomes.

Officially located at 120 Huron St., the property has been purchased by developer Momentum Partnership, who is doing the project in partnership with Kimshaw Holdings and the Zehr Group. Architect is ABA Architects Inc.

Council’s rejection of what would have been Guelph’s tallest building earlier this summer may not be the end of the matter.

City clerk Stephen O’Brien confirmed to the Mercury Tribune that the city received notice of an appeal of council’s decision to the Local Planning Appeal Tribunal (LPAT) on Aug. 7.

At its July 13 planning meeting, council unanimously rejected a proposal from the Skyline Group, via subsidiary Skydevco, to build a 25-storey mixed use building, which would include 180 apartment units on the top 20 floors, at 70 Fountain St. E.

This proposal, which was brought down from over 800 units originally proposed in 2018, is also before LPAT after council voted against it in Spring 2020 against the recommendation of City staff.

Corner of Gordon and Edinburgh.
Current zoning allows for a maximum height of 10 storeys and a density of 150 units per hectare. A July 2020 proposal is seeking relief for two additional storeys and a density of 271 units per hectare.

Public meeting scheduled for Mon Sept 14 2020.

Really cool update on the Huron Street development. Thresholds Homes and Supports are looking to add a fifth storey to the former Uniroyal and Northern Rubber plant at 120 Huron St., adding 30 new units which would be affordable, supportive housing operated by Thresholds. More details here.

Construction is slated to begin shortly on the Silver Maple Community, a proposal from St. Joseph’s Housing Corporation to build 28 townhouse units and 87 apartment units on Westmount Road. Of those, 65 units would be priced at 79 per cent of the median market rent.

This is a HUGE win for Guelph. This monstrosity would have been a huge eyesore and being so dominant at that height it lacks any redeeming qualities, save for the height. This would have been one of, if not, the ugliest new proposal in Canada.

22-unit apartment building proposed for Guelph's Ward neighbourhood

A new apartment building proposed for the Ward neighbourhood will be making its council debut next month.

According to documents posted on the city’s website, a proposal from IT Enterprises to build a four-storey, 22-unit apartment building at 66 Duke St. will be the subject of a public meeting on Oct. 13.

The property is currently home to Knowledge Computers, which repairs and refurbishes computers. The new apartment building, if given council approval, would replace that building, according to a planning justification report included with the application.

While Knowledge Computers has operated out of the Duke Street site since 2008, IT Enterprises purchased the property in 2018 for $800,000, according to property records....

SRM is the architect. 22 parking spots + 17 bike parking spots.

Aaand now three six-floor proposals on Gordon. I'm hoping to round out the last of the active proposals to get this thread caught up today.

The first is the URBN Lofts at 98 Farley Dr near Gordon and Clair by Reid's Heritage Homes. 93 units meant to be affordable housing, including studio, 1BR and 2BR. It was unanimously approved at council two years ago already, and is nearing completion now.

The second is also by Reid Heritage Homes, an 86-unit building at Gordon and Lowes that was approved last November.





The third is at 1871 Gordon, and is across from the already under construction South Hill condos and Gordon Square development. 43 unit apartment building by Mar-Cot Developments.
