I think it's great and the neighborhood will only benefit from more people walking around Park Central.

I think the only reason they are going with phase two on Edison is because the Crieghton medical school. If not for that it would be a wasted space. I "love" how newer development along Central Ave have room for retail but not for restaurants. I think the ground street level would be more valuable for a place that has a full restaurant ventilation system, especially given that it is a heavy office area where people like to leave their cubes for lunch.(I am one of them)

Union at Roosevelt - Phase II

Looks like some fresh build permits have been issued for this long delayed project. Nice to see incremental phases of projects coming to fruition.

I never knew this was a two phase project! I am curious to see their plans for phase 2 because phase 1 came out very well. I believe it’s the cornerstone of Roosevelt Row.

Wish they could fill that restaurant space. Maybe parking is an issue?

Looks like building permit was submitted for another Desert Ridge apartment complex, this is for (4) 4-story apartment buildings and a 2-story clubhouse by ZOM at NW corner of 56th and 101 (adjacent but not part of City North)
View is looking SW from City North Drive and 56th Street Intersection. Looks nice but wish it was taller like the City North project across the street and wasn't surface parked.

NM - I was thinking 56th & Deer Valley...

This does not seem like the best thing for that corner.

I think this development has been mentioned a couple times in the planning process, but here is a full proposed PUD for 7-story apartments at 11th/McDowell, taking over the single-story medical offices and parking lots across from Banner:

https://www.phoenix.gov/pddsite/Docu...PZ/Z-2-22n.pdf

The plan will preserve the 7 SFHs on the block; I personally wouldn't have minded demoing those as well and adding more units, but the homes are part of the Coronado Historic District and preservation plan, and are decent looking, so this is probably the best doable outcome.

Also in poking around public meeting notices, there is multifamily going in at the NEC of Portland/16th, "The Realm on Portland"

https://www.phoenix.gov/cityclerksit.../220111007.pdf

PRLM filed in December shows it is 17 units. Address indicates it would be replacing the self storage there, but there is also the adjacent vacant lot--not sure where this would go.

I would love to see more smaller scale Apartment/Condo/Town projects around town. As somebody who lies in a small condo building we seem to have nothing between hundreds of apartment units/high-rise and single family homes at the moment.

Which one? I only thought the old ballpark lofts (pretty much topped out and moving toward completion it seemed) was behind the arena.

Small Generic hotel going up n Jackson right behind footprint center. I cant remember the brand but some lower tier business travel brand.

Generic, like 6 stories or somehting.

Correct. It's a Home 2 Suites at 6 floors. The good thing about this one, even though it's a generic brand, they are reutilizing the old adjacent warehouse which will be a bar/restaurant.

Not a bad idea for a hotel bar to be right across from the stadium. built in crowds hundreds of days a year.

/\ thanks for posting the rendering; I'm pleasantly surprised about the reuse of the adjacent old building.
