I saw Domain Tower 3 yesterday from Elgin as Mopacs posted about. I tried getting a photo, but it was a crapshoot. It was kinda hazy yesterday, and we didn't stop. So, just a blurred highway photo of it on the horizon.

I did also see it from US 290 just as you approach SH-130 from the west bound access road.

For whatever reason, Domain 3 seems to hit a definitive "skyline" height, in ways that the rest of the Domain doesn't really quite achieve. Not sure what that exact number in feet is, but it's clearly a milestone.

Looking forward to 2026 or so when the first 300 footer at Broadmoor tops off.

You're right. I have to admit, I get Domain buildings mixed up all the time.

It used to be Domain 3. But they swapped names between Domain 2 and Domain 3 for some reason a while back.

There is something about buildings that are at least 300' that makes them stand out. That's why I arbitrarily use 300' as my measure of a significant project. Also, before the internet one had to reference Almanacs for the number of skyscrapers in cities around the world. 300' was used as the starting point in all the sources I used to reference that had counts of skyscrapers.

If you still have one of those world almanacs - you know, one of these, and you look at the credit citation for the building data, you'll see the name Marshall Gerometta listed. He's really kind of the godfather of collecting building heights as he's collected them for 50 years. I met him back in 2004 and we wandered around in some buildings and tried to track down some building heights. Since I knew he was contributing building data for the almanac, I would send him email updates with new heights I found and construction updates.

Skinny Towers At Domain?

Could we end up seeing medium sized skinny towers like Hyatt Centric/Aloft in the near future? Not having a parking podium (or any parking whatsoever) is kind of perfect for the Domain considering how insulated it all is.

I would faint if that happened within the next 5-10 years.

I think it would be a while before we see that. My guess is some of the industrial business parks would be redeveloped before we see that level of density in the Domain area.

I agree it will be a while(if ever) before we see "no parking" development at the domain.

Due to its consolidated ownership, it is well positioned for shared parking and centralized parking. For many buildings/uses at the domain this already exists.

That will allow for a very gradual reduction in parking as alternatives (transit, etc.) develop.

So you're saying at some point in the future when the transit is great, the existing red garage could be demolished and rebuilt if they had excess capacity in the overall system? Pretty cool.

For a totally different reason, I could see it happen before then. Basically, if an apartment is built that does not have enough parking for 1 spot for every 1 bedroom, and they essentially rent out spots separately from the apartments themselves.

So less of "we are doing without cars," and more of "we're going to nickel & dime you for owning a car."

North Austin just keeps rising — literally.

The tallest building north of downtown is nearing completion: the 24-story Domain Tower 2, developed by Stonelake Capital Partners, is scheduled to deliver for tenant buildout in December. That could mean a full opening sometime next year.

Other huge projects, such as Broadmoor next to The Domain and the potential sale of another piece of Robinson Ranch, are also making rumblings.

More than 6,000 acres of the ranch were zoned in 2004 for planned unit development, meaning they could support downtown-like density and multiple towers.

To help put the size of the ranch into perspective, Suttle mentioned it could theoretically host "multiple Domains" and "that would not even put a dent in the available land out there."

You can spot Domain 2 all over the area now. Have seen it from north of Georgetown where 130 and ih35 connect and from East Austin off of 183 and 290
