It is clearly 13-14 floors above One AZ Center and make a huge dent in the skyline.
NADG owns the lot. That's what they have on their website. I'm inclined what's on their website is what they intend to build, especially considering it's a value-engineered form of what Bruder came up with.

Good to hear! Also, AC Hotel is planned to start construction in the summer. Bring on the cranes!

Cushman & Wakefield completed the sale of 1.3 acres at Arizona Center. Palm Court Tower LP, an entity of North American Development Group (NADG), purchased the land located at the northwest corner of 5th Street and Fillmore Street from AGP Arizona Center Owner, LLC (Parallel Capital Partners and Angelo, Gordon & Co.) for $4.027 million.
The article got the location wrong. It's supposed to be the northwest corner of 5th Street and Van Buren. If that's incorrect, I suppose their information on Will Bruder Architects and Forum Studio being the designers could be wrong as well.

The Will Bruder tower would be about 315'. The NADG tower in my estimate would be about 375' (based off a 9.5' floor plate)...give or take.

I'm assuming combusean is right and it's the NADG version since the article states NADG purchased the lot.

Water is back in the pond at AZ Center. I was hoping they would put nice new rock/gravel in the pond, but it's just nice to see the water again.

Also, new Smoothie Cafe opening called Kwench. First new tenant.

https://www.bizjournals.com/phoenix/...new-owner.html

Article about one of the Arizona Center owner partners buying out the other partner's interest in the APS bldg.

There is a reference in the article to a future office tower. I assume that this is simply an error amid some confusion with the planned apartments....

"Ownership shifts have become common as the Arizona Center project continues to evolve. In April, the two groups closed a deal on a roughly acre parcel that is destined to be a $100 million office tower.

The downtown center also is expected to be home to an apartment tower and new hotel in the coming years."

I wouldn’t count anything out, especially with an empty parking lot on the backside, shrinking vacancies and continued economic growth.

Hell maybe they decided to scrap the condos and go for office space instead?

It's just an error. They were referring to Palm Court Tower.

So I noticed Emporis has placed Palm Court Tower with a published height of 383.36'. I was estimating it to be around 385 myself. Does anyone know if the height posted in Emporis is a confirmed height or just another person's estimate? I would like to see this confirmed as I believe this would place Palm Court as the tallest residential tower in the state, correct?

I'm thinking 3 will start this late summer. Kenect, AC Hotel and Palm Court and I think 3 others will start around late fall (Colliers, Barrister and Hanny's). The rest of the proposed towers, I am holding out on untill we get more concrete info.

Edit: Just realized I think you were just wanting to know about AZ Center. I think AC will start in the next month or so and is slated to be 15 floors which will probably be around 170'. Palm Court will start later (as long as everything holds up), probably around late fall. Palm Court is to supposed be 31 floors and around 385' if IIRC.

An FAA crane evaluation was submitted yesterday. But, I really don't know what it's going to be used for. The structure name is APS and the duration is 6 months with a height of 300'. It doesn't specifically say a tower crane, so I am inclined to think this could be a mobile crane for some possible remodeling of APS? Does anyone have any insight on what this crane will be used for?

I sure hope so. Didn't a new owner just acquire the APS tower?

Some Arizona Center tidbits to report:

All 3 new elevator permits for the remodel were issued on the 20th. So those should be able to go into operation soon.

A new Plan Review for Palm Court Tower was submitted on June 22nd. The new plan review has the tower at 28 floors (I think the last one we saw was something like 31 floors). Still, 28 is good height. Some of the site plan reviews have been completed in the last few days including the Fire Prevention Review which was completed this morning. So, it looks like Palm Court Tower is moving along. Developer is still listed as NADG. No newer renderings yet that I can find.

Same thing with the AC hotel with some reviews getting completed earlier this month. We should see movement soon on these I'm hoping. Still not any concrete renderings on the new AC. Seems like we should have seen something on this by now.
