New Renderings Revealed for West Side Square in Jersey City, New Jersey

New renderings have been revealed for West Side Square, a multi-building master plan under construction in the Marion district of Jersey City, New Jersey. Designed by MHS Architecture and developed by Lanterra Developments, Westdale Properties, Lantree Developments, and Altree Developments, the project will yield 1,311 apartments across three structures. The 800,000-square-foot property is bounded by Fayette Place to the north, Broadway to the south, Corbin Avenue to the east, and Giles Avenue to the west.

Construction has already topped out on the project’s first phase, which is featured in the rendering above. Dubbed The Residences, it consists of a pair of 12-story buildings at 1072-1075 West Side Avenue, and will yield 477 units. A second structure named The Factory will add 834 additional rental units in a later phase.

Units at The Residences will come in studio to three-bedroom layouts, while the five-story podium will house 285 enclosed parking spaces and more than 23,000 square feet of ground-floor commercial space.

Completion of The Residences at West Side Square is anticipated for the end of 2026. The factory has yet to receive approval, and a construction timeline for this second phase remains unclear.

Good start, now make it better with a few 25+ story towers poking out of it to break up the aircraft carrier feel and take advantage of the skyline views to the east.

It's impossible to keep up with all the homestead properties, but I think this one has grown from 27 to 47 floors.

The Phase 6 Property will now include the construction of a 47-story mixed-use building, comprising approximately 3,869 square feet of ground-floor retail space, 40 hotel rooms on the second and third floors, and 1,162 residential units on the upper floors. Of the 1,162 residential units, 10% (or 116 units) shall be designated as affordable housing.

And lastly, there are 4 x 27-story towers planned for the Liberty Park park-and-ride lot at 281 Johnston Ave.

81 Johnston Avenue, 265 Johnston Avenue, Johnston Avenue, Johnston Avenue and Communipaw Avenue, 258 Communipaw Avenue and 274 Communipaw Avenue within the Morris Canal Redevelopment Area. The Redeveloper proposes to develop, finance and construct on the Property a phased mixed use development with approximately 1,690 residential units inclusive of 169 affordable housing unit (10%) distributed in four (4) twenty-seven (27) story multi-family towers, three (3) four (4) story multi-family buildings, fourteen (14) detached townhome buildings with approximately forty (40) units with private driveways and outdoor spaces, in addition there will be some ground floor retail on Johnston Avenue. All existing parking will be replaced onsite.

Two 50 story buildings coming to Journal Sq!

New, two (2) fifty (50) story residential development containing 1,401 (10% of which are affordable for 142 units), two (2) floors containing thirty (30) hotel rooms, 109 parking spaces and 1,884 sq. ft. of ground floor retail. Height is obtained through use of the whole block provision, the commercial use bonus, corner E bonus and the accommodations within the Journal Square 2060 Redevelopment Plan Affordable Housing Mandatory Requirements.

3000 JFK Blvd - sounds like another two 51-story towers.

New fifty-one (51) mixed use building containing two (2) towers: north tower to contain 719 dwelling units; south tower to contain 764 dwelling units (1,483 total); 6,395 sq. ft. of retail; 34 hotel rooms; 152 parking spaces; amenities and other site improvements. 10% of the dwelling units will be affordable (149). Project to obtain the proposed height and bulk through two (2) additional floors pursuant to the Commercial Use Bonus, four (4) additional floors through Corner Bonus E - Public Parking; and twenty (20) additional floors pursuant to the accommodations within the Journal Square 2060 Redevelopment Plan Affordable Housing Mandatory Requirements.
