Development Thrives in the Hudson Rail Yards

Iliad Development hopes to break ground in the fourth quarter on the building on 38th Street, which will have 200 rental apartments, mostly studios and one-bedrooms. Ismael Leyva Architects is the architect of record and is responsible for the layouts, while BKSK Architects is designing the brick and glass facade. AvroKO, the firm that has designed restaurants like Beauty & Essex on the Lower East Side, is designing the lobby and apartment interiors. The 30-story building will also include an outdoor roof garden, a screening room, a party room and a gym.

The building will front the Hudson Yards Boulevard, a parklike thoroughfare that is planned to bisect the area, and will have views of the next phase of Hudson River Park, if it is built.

Any idea of how tall this one is? My guess is somewhere between 400 and 500 feet.

Too tall. If this is a residential building it would only be around 390 feet to roof height, but I am guessing that the masts will bring it up to somewhere in the 450+ feet range.

Nice-looking, but must be less than 400 feets. In any case, is a good filling and will look good at night in this place.

This tower looks like a generally tasteful design. It does look like its replacing a more attractive building for this neighborhood's standards... progress I guess. HERE it is (on the right) in Google Maps.

The Best Western (HERE) across the street is straight up abominable.

If you look up at the picture it has masts so it should be more than 300 feet but less than 500 feet.

It will eventually. If you look at the development map (although dated), all of the office towers are shown in blue.

Plans for a residential tower at 509 West 38th Street were first revealed more than two years ago, and last night at a Community Board 4 meeting, Iliad Development shared more information. The site is located in Hudson Yards Special Zoning District, and it used to be occupied by a four-story industrial building, which Iliad demolished a few years ago. Iliad confirmed that the building will indeed rise 30 stories as previously reported, and it will be comprised of 225 apartments, consisting of studios, one bedrooms, and two bedrooms. To achieve the maximum height and additional air rights, the developers contributed to a district improvement fund and designated a portion of their square footage for community facilities. The tower sites at the corner of Tenth Avenue, and will be fronted on the west side by the pedestrian greenway Hudson Yards Boulevard.

Of the 225 apartments, 46 will be affordable—15 studios, 25 one-bedrooms, and sic two-bedroom. Theses homes will be affordable to families make no more than 60 percent of the Area Median Income, which means the studio units will start at $800, and the one-bedrooms at $1,000 (no sales information for the two-beds). The board seemed pleased with the distribution of the affordable units throughout the building, but voted to require a written statement from Iliad that the fixtures used between the market rate and affordable units are of comparable quality.

So wait, people are getting subsidized housing in a new development in a desirable neighborhood and now they need higher quality appliances too? Why can't they work to pay for them like other people do?
