I wouldn't mind a black tower but not with this building and not at this location. I think Genral's idea is a good one as I have always thought that what our skyline needs besides a green tower (things are improving in that department) is a beautiful reddish glass tower.

I think a black building would look best looking tall over everything further away from the river, so I'm glad that one hasn't been built yet and all the lots closer to the river are being filled with lighter foreground colors.

The CNA building in Chicago is hands down the best use of color in any North American city. I'd love if we could pull something similar off.

Black doesn't seem like a great choice for the Austin summer.

Unless they could turn that negative into a positive. Are there solar benefits buildings can take advantage of besides solar panels?

Dubai has lots of tall buildings as well. Of course I'm not saying black glass buildings are the only reason Chicago's looks good, but beyond sheer size, I think a main reason is that they have been building skyscrapers longer than almost any other city in the world, and as such, have a great variation of styles and architecture.

The biz journal has a story online today about The Republic. It is paywalled, but below are some interesting quotes.

https://www.bizjournals.com/austin/n...ote-on-66.html

Quote:
The Austin Design Commission this week was supposed to discuss two big projects off Guadalupe Street by Lincoln Property Co. and partners, but the meeting was unexpectedly canceled due to lack of quorum. The projects instead will likely be discussed at the Aug. 27 commission meeting.

"We were pretty disappointed in the meeting cancellation last night but on both projects we feel pretty positive about where we are in design and schedule," said Seth Johnston, Austin-based vice president of Lincoln.
Quote:
The partners aren't expecting a site plan approval until at least next year because they just submitted an initial site plan to the city in May. Johnston declined to discuss potential leasing on both projects [The Republic & 6th + Guadalupe] but said there was "significant interest."
Quote:
David Carroll, chairman of the Austin Design Commission, said developers have been working for the past couple months with the city’s design workshop groups — less formal groups that give feedback on a proposal prior to it hitting the commission.

Carroll said the workshop groups did not have significant concerns with The Republic. However, the workshop groups did have some major suggestions for 6th + Guadalupe. Based on those recommendations, the project now will be built around a historic house at the corner of 7th Street and Guadalupe and additional restaurant and retail space on the ground floor will be added to activate the streetscape, he said.

Hasn't that been the plan all along? The historic house has been in all of the renderings and site plans we've seen.

Glad to see that they will be adding more restaurant/retail space on the ground.

Back to the Republic, I like the design and I think the height looks good against the surrounding buildings. The fact that it is sloped on all 4 sides will make it really stand out, I think.

As far as glass, I'm not sure if we will be seeing a return to black glass any time soon. I think the Gensler architect talked about this awhile back, but we see mainly blue tints of glass in contemporary buildings because that kind of glass is a good combination of high light transmittance and low heat gain. Black tinted glass might absorb more heat and let in less light.

Yeah, I remember him mentioning something about that. I suppose I'll have to research more. It just seems strange that that revelation didn't exist in the 80's and 90's when lots of black glass buildings were built. Or maybe they didn't care nearly as much about the building being energy efficient...

I worked in 1 Liberty Plaza for about 18 months. Black steel, black windows. It was hot AF next to the windows. It was definitely pulling in more heat. The AC didn't help anything, but there was so much heat transfer near the windows.

Granted 200 West is a much more modern building, but I sat right on the window there without nearly as much heat transfer.

Remember, Willis (Sears) Tower started construction 48 years ago. Construction was completed 45 years ago. Things have changed a ton over those years. Buildings are being required to be energy efficient these days. So, one is far less likely to see a dark colored skyscraper - at least in the U.S.

*As most, I would have liked to see this design stretched out a bit taller. But, as proposed, I really like it!

and maybe Chicago didn't mind radiant heat so much as we do.

You know...while sitting here near Bryant Park (in Manhattan), I cannot tell you how much I would love it if the developers would put a ~200' spire on this tower - of which I am currently in awe.

Wow. That's awesome if true. I can't remember if an Austin project has ever been upsized at this stage.

Great news! I knew a tweak was coming because the site plan went inactive after being in review. But that's a better "tweak" than I was expecting.
