This project is also dependent on the HEB across the street finishing and opening before it can start.

Anyone know if there has been any updates with Surf Lakes starting construction in South Austin? It's almost been a year since it was announced lol

I was thinking about that the other day or the other surf park that was suppose to go by COTA. On the Surf lake site, it hasnt been updated in over a year. Their last update on the site was about Austin.

The ongoing drought may have something to do with the delay.

Seems like the plans for the former Elk Lodge to turn into a BBQ Hotel by Terry Black's are moving forward. The neighbors are against it, but curious how big they could even make the property on that hill to behind with. Imagine the amount of rooms would be fairly light or akin to the Loren property. Surprised they aren't seeking to add condos to it, especially with the potential for the skyline views there.

Them saying there's no plan for a barbecue pit is curious. Wonder if they would venture into doing a steakhouse?

Leifer Properties has secured a recommendation to rezone a 4.3-acre site in the South Austin neighborhood from limited industrial services to a neighborhood plan. The property owner, operating under two different entities, wants to increase the site’s maximum building height from 85 feet to 125 feet and boost the number of dwelling units that could be constructed on site from 400 units to 600 units.

Changing the X-Change Center in South Austin’s St. Elmo District

The owners of the property, an LLC linked to Santa Monica-based investors Redcar Properties, are now seeking vertical mixed-use zoning in order to partially redevelop the property with housing, some of it affordable due to the requirements of the VMU program’s density bonuses. What makes this project interesting is the stated plan by the applicants to only demolish and redevelop the smaller buildings at the edges of the site with residential uses, while keeping the larger existing industrial building and adapting it into smaller structures suitable for office, restaurant, and retail use — although it’s hard to tell without any fancy renderings, it seems like this project will add housing to the site while maintaining elements of its existing warehouse-inspired design, which is beneficial to the overall industrial character of the St. Elmo region.

I would love to see this end up being akin to the Beltline in Atlanta. Put in shops, bars, restaurants, etc. along the trail!

'The next Rainey Street': Menchaca's booming bar scene to see more growth, amenities

"We're bringing all the density here so it'll be that true live-work-play type of [area]," said Tim Downling, owner of BTM Realty in Austin and Moontower apartment project lead.

Features of the apartment complex include a third-floor pool deck and a parking garage, as opposed to regular parking spots, he added.

Despite the competitive nature of so many bars on one stretch of road, Dowling said that several of the fellow owners are building bonds together and working toward the same shared goal and benefits of more residents in the area.

I just want the construction to finish on this HEB and the roads - it has made biking in this area a complete death trap. No one knows what lanes do what and its turned into a free for all.

No kidding. I was driving through there for the first time in a while, and it's nuts with the lanes and construction barricades. I haven't been through there on a bike in a while, but yeah, it's pretty horrible.
