The emerging projects list also says that 416 Congress is going to start construction "summer 2012". What's up with that?

That info is old. The project fell through and the building on that location was re-listed earlier this year.

West Downtown Activity

I noticed on my walk over to Book People this morning that they are removing the cell tower on the 3 Eleven Bowie site. There was also a notice on the door of the equipment rental place saying they were closing August 31. Looks like that project is moving forward.

Also, there were two trucks drilling away on the Seaholm site. The rigs were bigger than I've seen doing core samples before. I think they were from Austin Construction.

You beat me to it! I saw the giant crane thing at 311 when I woke up. Looks like they are moving forward. I kinda don't want 311 to happen..tiniest bar is an important staple to downtown Austin and from what I understand, they wanna raze it.

Seaholm is supposed to start in "late july"--which probably means august.

3 Eleven Bowie is definitely a go. They secured financing on June 25th:

In that link it says that are working on building more than 543 multi family units at the Domain...That would be huge, the 400+ foot tower downtown will only have 359....I wonder what that is.

I wonder if that's TWELVE Domain? Novare and Andrews Urban had planned a 28-story tower at the Domain a few years back. I read recently in an article that Endeavor was teaming up with Novare on another project. I wonder if this is it and if it's that tower. I don't remember how many units that tower was supposed to have.

Also the fact that they sent me the height for it (420 feet) pretty much means it'll happen. Developers clam up on projects that are dead. They like to pretend those proposals never happened since it's embarrassing.

By the way, I am finding a TON of building heights. I've been able to find ones I've been looking for for a long while and make corrections on others. For instance, we have always had conflicting heights given for 360 Condos. The American-Statesman I believe had listed it as 563 feet. But, there were other lists that had it at 581 feet. Even Goldenboot here on the forum always insisted it was 581 feet. I contacted the developer last week to try and get the height. He said he was busy and asked that I contact the architect. They haven't responded, but I've been researching on the city's website looking at site plans for projects. Well, a little while ago I found the height for it. It is in fact 580 feet 11 inches to the spire and 472 feet 6 inches to the mechanical roof below the spire. I'll also be able to measure and calculate the height of the spire. I'll have to update the height list for the front page of this thread eventually. Right now i"m just racing to get these heights before those files disappear since they're already between 4 and 7 years old. They first started the planning process with the city for 360 in August of 2005. Oh, and the original name for the project was "Condos at 3rd & Nueces".

It was shot down at one point because of the pecan tree on site, but they got a permit to move the tree.

Here's the old thread on TWELVE Domain

According to reports published at the time it was supposed to be a mixed used hotel/condo project. (130 hotel rooms & 360 condos)

There are a few 4-5 floor apartment buildings going up along Esperanza Crossing (E-W roadway connecting Burnet Rd with the original phase of the Domain shopping area, next to Macy's). Those closest to Burnet Rd are 4 stories.

There's another building going up across the street from the Westin Hotel. The parking garage is already up to 6 floors (not sure if it has topped out). The site includes a short tower crane. I suspect the apts will be at least 5-6 floors. Anyone have details? (been looking all over).

Until they build something like TWELVE I will continue to be a big skeptic of the "2nd downtown."

Thanks guys! Now the puzzle pieces are coming together. "The Kinzie" probably is that building going up across Esperanza Crossing from the Westin.

"Block T1" appears to be the site of the (once) planned Twelve Domain. That would put it directly behind the Westin (to the east). See the development map on the City of Austin website. (center over The Domain and select the "Site Plan Review" check-box under Review Cases, on the Layers menu):
