It should be starting soon. I was looking on the city's website and they were getting their permit for the tower crane.

And I found a height for it. It'll be 264 feet tall to the top of the barrel vaulted roof and 259 feet to the main roof. So it'll be 7 feet taller than The Shore.

Uh, I have some more.

I emailed Gensler to get the building heights for GreenWater, which is the official name by the way. The individual buildings, however, do not have official names yet. So they're calling them by their block number.

GreenWater | Block 23 Office
419 feet to the rooftop box
379 feet to the mechanical penthouse
349 feet to the main roof
28 floors
566,074 gross square feet
524,143 usable square feet

GreenWater | Block 1 Residential
412 feet 6 inches to the rooftop box
388 feet 6 inches to the main roof
110 feet to the podium
141 feet to the taller portion of the podium.
38 floors
682,120 gross square feet
531,700 usable square feet

GreenWater | Block 185 Residential
410 feet to the rooftop box
380 feet to the main roof
110 feet to the podium
39 floors
436,975 gross square feet
336,600 usable square feet

GreenWater | Block 188 Hotel
234 feet to the mechanical penthouse (highest architectural point).
219 feet to the main roof
19 floors
245,643 square feet (Not sure which this is).

I try not to complain over anything over 400 feet but all of these buildings except the hotel will basically all be the same height, we already have several 400 footers this will just solidify my feeling that Austin is going to have a very flat skyline overall.

Yeah, we have at least six 400 footers in the works. And that's on top of the 4 that we already have. And that's not even counting at least 3 others that are probably either dead or have been scaled down.

Awesome! Thanks! Keep'em coming.

And I agree Jdawg. It is hard to complain about 3 more 400 foot tall buildings, but would be cool to have like one of those around 800 feet. lol.

Although that is something like over 1.6 million sq feet of space. That is a TON of new space DT!

GreenWater needs to take 15 floors off Block 1 and add that to Block 185...as their original plan....that won...had! After they got the city to approve their concept it changed. The original proposal has buildings of differing heights...now they are the same. Something smells rotten here. Bait and switch?

This is outrageously ridiculous. I know financing and profit margins are at play. And, I know that the economy has changed since 2008. But, our lazy ass city council was in such a hurry to get "something" built on this site, they didn't hold Trammell Crow's feet to the fire.

What a drastic change from the original proposal to the one which “may” be built…let’s not forget that Trammell does not have to build this out. They may be forced to pay some fines; but, they are not forced to have to build anything.

And if that is the case…another RFP will be sent out by the city and the whole bidding process begins again.

What a bunch of stupid idiots. Bring on single member districts. This might not completely change things; but, it will be SO much better than what we have today!!! Our council members will have to “answer” to the constituents within their respective districts.

I was never even a fan of Trammel Crow's original proposal. I was wishing for Stratus. The building designs were amazing. Good height, too, with a 650 footer with 54 floors. Plus a downtown HEB grocery store. And the designs were nice and modern. It's too bad the Museum Tower didn't happen. It would have been a nice complement with Stratus's design, and I think they were having their architect do the central library back then. Plus the buildings had green roofs.

Still, I'm not exactly disappointed with what we'll get. I just hope we actually get it. I mean, there will be 3 new 400 foot towers on a property that for the last 60 years has been used to treat the city's water in downtown. I just wish the buildings were a little taller. They should have been a good 100 feet taller at least with maybe one on the north side of the development being taller as austex said.

By the way, one tid bit. When the woman at Gensler sent me these heights. She said that Block 1 (the bigger east residential tower) is "currently" planned as a 412 foot building. I sort of took it as a hint that the building might be taller eventually. I don't know if I'm just reading into it, but she didn't word it that way for the other towers. So who knows. The Block 1 tower is the taller of the two residential towers (only by 2 feet), but it has 682K square feet. About 250K more than the Block 185 tower. And in the renderings that building doesn't seem all that much larger than Block 185.

816 Congress will get a green roof. See the link for renderings. They're also planning a water collection system from condensation from the building's HVAC system. And all the materials used will be recycled.

Downtown high-rise to get $3 million 'green roof' upgrade

By Shonda Novak

Published: 9:39 p.m. Tuesday, July 17, 2012

A 20-story office tower on Congress Avenue soon will feature an amenity deck with an outdoor terrace and indoor executive lounge, a $3 million "green roof" upgrade that will be a first for a downtown Austin commercial high-rise, the building's owner says.

The landlord, an affiliate of Lehman Brothers Holdings, said the renovation of 816 Congress will consist of a 12,300-square-foot outdoor terrace, plus an adjoining executive lounge on the 15th floor for tenant business meetings, employee breaks and private functions. The lounge will have a bar and catering area.

Now under construction and scheduled to be finished in late September, the project also will include three smaller rooftop terraces on lower floors.

Two more buildings for the list, BevoLJ.

Gables at Park Plaza - 223 feet

2400 Nueces - 180 feet

That's 9 new building heights I've found in the last 2 weeks.

I still have a few more on my wish list. I'm still wanting to get RiverView (on Riverside). Two of the buildings there should be highrises and one for sure is, and then Callaway House which should be around 180 feet tall or so.

Man you have been putting me to work this past couple weeks! I love it.

Thank you and keep'em coming! We were really dang close in our estimate of the Gables. Only 7 feet off.

For our U/C section we just need Callaway and Riverview. Do we have anything for the Seaholm Plant? I still just have a bunch of "?" for that one. I wouldn't even know what to guesstimate at there.

Nothing on Seaholm yet. I do want to get that one obviously. That project has changed designs so many times with height increases each time. Right now I'm trying to hurry to get the ones that are already under construction, especially the smaller projects that will be completed soon (RiverView). Those small buildings finish quick. Once a project is completed it's hard to find its height then because the company has to go drag out the files from storage. Plus if they're still marketing it, it's an incentive to them to give out information to stir up interest in their project.

By the way, there's some activity with 7Rio. This was previously planned as a 34-story tower that would have been 400 feet tall located at 605-615 West 7th Street. It has since been scaled down to 24 floors.

Here's a quote from the city's website. This was posted June 1st.

Quote:
The scope of this project is a 24-story high-rise residential tower including two levels of parking below ground, with offsite drainage. A 12" water line is proposed along 7th street. The site encompassess street addresses 605-615 West 7th Street.
And wouldn't you know it, I started to look around and I found the site elevation for it which includes the heights. It seems a lot less artsy than the original design called for. Anyway, the height as I'm reading it, is 252 feet 7 1/2 inches to the mechanical penthouse and 248 feet 7 1/2 inches to the main roof. I saved the file, and I'll do a screen cap of the elevation and post it.

Thank you. i couldn't get any info. It was my alma mater and i was uber excited about the mixed development project. BUT, i hope this new endeavor will be as nice. i am glad Concordia got the $$$ and ran. They are VERY happy and successful on their new 300+ acre campus. Enrollment is up 210% since the 2008 move!

Concordia has been the only winner by far in this saga.

Has anyone heard anything about the planned Hotel Van Zandt? Their permit application expired on July 15, but there was still some activity in their files with the city as recently as yesterday for transportation and water utility review and things.

Also, there's a "Waterloo Park Tower" listed on the city's central emerging projects list. It says it'll be an office and residential tower at the Brick Oven site east of Waterloo Park and south of Brackenridge.

Here is the list.
