Great Wolf Lodge in Webster tops out, announces opening date

The Great Wolf Lodge in Webster has an opening date, and reservations are now open.

Nearly a year after breaking ground on the more than $200 million project, New York-based general contractor Turner Construction placed the final external beam on the structure on Aug. 30 to applause from workers, Great Wolf executives and city of Webster officials.

“Today’s topping out is an important milestone now because we can forecast our opening day,” said Bryson Heezen, director of development for Great Wolf Resorts.

That day is Nov. 15, 2024, but the hope is to complete the project even sooner. The company now accepts reservations for one- or multiple-night stays after that date. Those using the promo code “countdown” when making an online reservation before Sep. 10 will receive a discount for stays between Nov. 15, 2024, and Feb. 28, 2025.

Great Wolf Texas Gulf Coast, an indoor water park with a hotel and entertainment, is being built on a 27-acre site east of Interstate 45, just south of the NASA Bypass and adjacent to a Topgolf.

It’s the Chicago-based company’s first resort in the Houston area and second in Texas after Grapevine in the Dallas-Fort Worth area.

The 95,000-square-foot indoor water park will include a variety of slides, raft rides, activity pools and splash areas.

The 532-key hotel will feature various types of family-friendly suites, including Great Wolf-themed suites with separate rooms for kids, designed as either a log cabin or wolf den with bunk beds.

Between the hotel and water area will be a 61,000-square-foot family entertainment area called Great Wolf Adventure Park with arcade, bowling, miniature golf and a live-action-adventure game called MagiQuest, where players use interactive magic wands to battle goblins and dragons.

Food options will include anything from pizza and burgers to ice cream and upscale dining.

In addition, the resort will have retail components and 15,800 square feet of flexible conference space with breakout rooms.

The development, called 1 Riva Row, will include both a 13-story tower and four-story residential living, totaling 268 units. 1 Riva Row will have first penthouses offered in a multifamily community in The Woodlands along with ground-level two-story townhomes, and studio, one-, two- and three-bedroom designs.

The Signorelli Co. breaks ground on 4,700-acre Austin Point community in Fort Bend County

Developer the Signorelli Co. has begun work on its largest project, the 4,700-acre Austin Point that aims to transform a rural region of southern Fort Bend County into a 14,000 home "small town."

The community about 10 miles south of U.S. 59 off FM 762 south of Richmond will provide a mix of residential properties with single-family homes in the first phase and townhomes, apartments, active adult and build-to-rent residences in future phases. The project is expected to offer 15 million square feet of multifamily, office, medical, retail and hospitality.

"This is planned like a small town," said Mike Miller, senior vice president of land development for The Woodlands-based Signorelli. "It puts people at the forefront of the community."

The initial section, on 165 acres off Boothline near Ricefield, will comprise about 420 single-family homes, some with front porches facing parks and green spaces.

Cars will take a back seat in the design of Austin Point where many homes will have garages facing alleys in back. The homes will be set close to streets, which will be narrow to slow passing cars. The range of sizes and types of homes is designed to make for a more interesting street scene that doesn't cluster similar houses together in closed off pockets.

"There's not a single cul de sac," Miller said. "Cul de sacs are dead-end streets. They're not connected."

The community, the largest to be announced in Fort Bend County in decades, aims to meet growing demand and could ultimately have 50,000 residents, according to Signorelli. Fort Bend County's current population of almost 900,000 is projected to double to 1.8 million by 2050, according to Woods and Poole, an economic consultancy headquartered in Washington.

The planned extensions of the Grand Parkway and the Fort Bend Parkway will improve access to downtown, the Texas Medical Center and the Galleria and shorten drive times to 25 to 30 minutes, according to Signorelli. The company envisions a series of interconnected districts with commercial, health care, educational, entertainment components. The development will be driven by market demand and could take 15 to 20 years to complete, according to Miller.

Hope Media Group to move headquarters to Valley Ranch master-planned community

Hope Media Group, a Houston-based company that operates various Christian radio stations, will build its new headquarters in the Valley Ranch master-planned community in east Montgomery County.

The Signorelli Co., the developer behind the 1,400-acre master-planned community, said Hope Media's new headquarters will be in Valley Ranch Town Center. The 240-acre mixed-use district sits at the intersection of the Grand Parkway and Interstate 69 in the New Caney area.

Hope Media's three-story, 50,000-square-foot global headquarters building will include space for the company's broadcast, podcast and video production studios. The building also will feature a café, a 200-seat auditorium, a lobby with historical memorabilia, and an area for volunteers and the company's prayer and care line. There will be an outdoor patio on the top floor.

Construction is expected to begin before the end of the year, Signorelli said. San Francisco-headquartered Gensler is the architecture firm designing the facility, and Houston-based Tellepsen is the general contractor.

University of Houston breaks ground on $65M technology building in Sugar Land

A new $65 million academic building has broken ground at the University of Houston’s Sugar Land campus.

The three-story, 75,000-square-foot building will be known as the Technology Building-Sugar Land Academic Building 2 (SAB2). Once completed, it will be home to faculty, staff and students who fall within the UH Cullen College of Engineering-Technology Division.

Earlier this year, UH announced the ​merging of its College of Technology and its College of Engineering. According to a tweet from UH President and Chancellor Renu Khator, this makes the engineering college the third-largest in Texas.

The merger aligns with UH’s goal of being ranked as a top-50 public university by U.S. News & World Report, UH said previously. This year, UH ranked No. 70 on that list, improving from its No. 91 spot last year.

Howard Hughes to develop Ritz-Carlton-branded condos in The Woodlands

The Woodlands is getting a Ritz-Carlton-branded luxury condo development.

The Woodlands Land Development Co., a subsidiary of Howard Hughes Holdings Inc. (NYSE: HHH), is developing The Ritz-Carlton Residences The Woodlands on the last available large-scale residential site on Lake Woodlands.

The 8.6-acre tract is on the southwestern corner of Lake Woodlands Drive and Lake Robbins Drive, just south of Hughes Landing, Howard Hughes Houston region President Jim Carman confirmed. The property’s 2023 market value is more than $11.2 million, according to the Montgomery Central Appraisal District.

“We are pleased to officially announce The Ritz-Carlton as our brand partner for the private residences in The Woodlands, reflecting our enduring commitment to exceptional design and developing unique living experiences unparalleled in Houston’s real estate market,” Carman said in a press release.

Through a public relations agency, Howard Hughes declined to comment beyond the press release, including information on the groundbreaking date and size of the project.

The development will include an on-site restaurant and “a suite of exceptional amenities,” according to the release. Amenities at some other Ritz-Carlton Residences in the United States include 24-hour concierge service, spas and pet amenities.

Howard Hughes picked the Ritz-Carlton brand, which is a subsidiary of Marriott International, for its “proven commitment and loyal following in the worlds of hospitality and branded private residences.”

“Howard Hughes shares our steadfast commitment to top-tier quality, incomparable design and unparalleled service,” Sarah Khalifa, Marriott International's vice president of mixed-use development, said in a statement. “We look forward to working with them to bring this groundbreaking residential development in The Woodlands to life.”

It will be the second The Ritz-Carlton Residences in Texas after The Tower Residences at the Ritz-Carlton Dallas and the first one unattached to a hotel. The development, which will be inspired by iconic Texas estates, will feature a limited collection of spacious residences for sale, the developer said.

Hillwood Communities announces name, updated plans for 3rd Houston-area community

Dallas-based Hillwood Communities has announced a name and updated plans for its third Houston-area community in League City.

Legacy will be an 805-acre master-planned community just south of the future intersection of League City Parkway and West Boulevard.

The H. Ross Perot Jr.-owned company acquired the first 540 acres from the Stedman and Wesley West families in early 2022 and added another 156 acres, from a local investor, in September of that year.

Also part of the land is more than 100 acres of green space, which the developer plans to dedicate to League City for a regional park, Hillwood Houston General Manager Russell Bynum said.

Previously, the developer said lot sizes will be in the 40- to 70-foot range. After doing some more market studies, Hillwood determined there was demand for larger lots, in the 80-foot range and above, Bynum said, with home prices now expected to range from the $300,000s to above $1 million.

The number of homes planned is now 1,630, down from previously 1,770.

The hope is to start construction on a new road connecting the western end of League City Parkway and the eastern end of Friendswood Lakes Boulevard later this year or early 2024 and finish next summer. Later, the developer plans to extend West Boulevard southward to eventually connect with the future Grand Parkway section there.

Homesite construction will begin after the completion of the League City Parkway section and detention. The community will have a total of around 100 acres of lakes, some of which will be connected for boating.

The first phase includes 510 homesites to be released to 10 yet-to-be-announced builders during the first quarter of 2025, with model homes expected to open in the second quarter.

New H-E-B opens to anchor 1st phase of Manvel Town Center

Residents of Manvel, along with other fast-growing communities in Brazoria County south of Houston, have a new H-E-B.

More than two years after construction started on the first phase of the Manvel Town Center at state highways 288 and 6 — and more than one year after the opening was initially expected — the 106,000-square-foot grocery store anchor officially opened Oct. 25 at 17119 Highway 6.

It’s the 93rd H-E-B in the Houston area and the 326th in Texas. The grocery store includes True Texas BBQ, H-E-B’s pick-up barbecue restaurant, the fourth in the Houston area after two in Montgomery County and one in Kingwood.

The store offers curbside grocery pick-up and home delivery and also includes a gas station and car wash.

“My team and I look forward to providing our neighbors with convenient, close-to-home shopping experiences and solutions they may need daily,” Malcolm MacKenzie, general manager, or H-E-B top store leader, for the new location, said in a statement. “This community is undergoing tremendous growth and it’s rewarding to support it.”

San Antonio-based H-E-B LP and Manvel Town Center developer Weitzman have partnered on several projects over the past decades, including in Houston, Austin, San Antonio and Dallas-Fort Worth.

Hines acquires 528 acres for master-planned community near Waller

Hines is the latest residential developer to set its sights on the U.S. Highway 290 corridor near the city of Waller.

The Houston-based real estate giant — along with Vancouver-based Trez Capital; Southlake, Texas-based Caravel Ventures; and Tokyo-based Sumitomo Forestry — acquired 528 acres on the southwest corner of Castle and Binford roads, on the northwestern tip of Harris County.

The plan is to develop a 1,400-home master-planned community with a 4.7-acre recreation center with a clubhouse, resort-style pool and large playground, as well as hike-and-bike trails and more than 130 acres of green space.

The yet-to-be-named community will also include a school in the Waller County Independent School District, Hines said.

Construction on the first phase of the development is slated to start by the end of the year with lots to be delivered by summer 2025. The first phase includes 350 lots varying in size from 40 to 60 feet wide to be sold to Highland Homes, Chesmar, Drees, Brightland, Tri Pointe, Ashton Woods and Castlerock Homes.

“Waller is expected to see a major increase in population over the next five years, as growth continues to push northwest and limited vacant land remains in the surrounding submarkets,” Carson Nunnelly, managing director at Hines, said in a statement. “This poses an appealing opportunity for us to deliver a high-quality master-planned community with diverse product offerings. We look forward to working alongside our partners to meet the demand for high-quality, yet cost-effective housing options in this prime submarket.”

Hines declined to name the seller. According to the Harris Central Appraisal District, the parcels that make up the acquired land last belonged to KSA Industries Inc. and Bud Adams Ranches Inc., which is an affiliate of KSA Industries. The land deal closed in September, according to Hines. Bill Byrd of Colliers represented the seller and worked closely with both parties on the transaction.

The community is less than 2 miles north of Waller High School and a little more than 2 miles from Highway 290.

Lagoon Development Co. building first standalone lagoon attraction in Greater Houston

Houston-area residents will soon be able to take a dip at the first full public-access “crystal lagoon” in the nation.

The Lagoon Development Co. started construction on June 1 on a 4-acre artificial lagoon at state Highway 146 and River Ranch Road in Dayton. A groundbreaking ceremony is planned for Nov. 16.

Angel Lagoon will be a 40-acre entertainment district, the Houston-based company said. It will include a ticketed area with white sandy beaches along a giant pool filled with turquoise water to mimic a tropical lagoon, a restaurant and bar called Shoreline Grill, an event lawn with a stage, a food truck hub, a gathering area with synthetic turf, National Sailing Club water sports amenities, boat docks, beach volleyball courts, a swim-up bar named the Aqua Bar, a tranquil hammock space and rentable cabanas.

The technology for the lagoon is licensed from Miami-based Crystal Lagoons U.S. Corp. It filters and keeps the water clear and turquoise-colored. Lagoon Development CEO Uri Man was previously the CEO of Crystal Lagoons, and he is also currently executive vice president of mixed-use projects and commercial land at Houston-based developer Land Tejas.

Angel Lagoon's first phase is expected to open next summer and cost more than $35 million. Preliminary plans for phase 2 include a beach club event building, an indoor pool for colder months and a covered amphitheater for shows and concerts.

Next to the lagoon property, Lagoon Development owns several parcels meant for mixed-use development as part of the entertainment district.

Austin-based XSpace to bring flex-space condos to Houston, The Woodlands

An Austin-based company is bringing two innovative new flexible-space facilities to the Houston area.

XSpace Group, founded in 2019, plans to break ground on XSpace Houston at 7022 Old Katy Road in December and on XSpace The Woodlands at 9275 Six Pines Drive in The Woodlands Town Center in the first quarter of next year.

The facilities offer drive-in condominium units for sale for whatever non-residential use the buyer wishes.

In Austin, where the company completed its first project last year, some of the users include media companies that use the space for podcast production, direct-to-consumer businesses that combine units for their headquarters, 3D printing companies, car collectors, and celebrities that turn their space into man caves with plunge pool, gym and sauna, said XSpace founder Byron Smith.

“The common denominator is (users who are) cool, interesting, successful people — be that businesses or otherwise,” he said.

Units at the four-story, 120,000-square-foot XSpace Houston, slated to be complete in December 2024, will be customizable from 400 to 10,000 square feet and include mezzanine floors for flexible use. There are 86 units overall, 35% of which are pre-sold.

In The Woodlands, XSpace has partnered with Howard Hughes Holdings Inc. (NYSE: HHH) to develop the three-story, 80,000-square-foot facility on a 2-acre parcel Howard Hughes owns next to the Hilton Garden Inn Houston/The Woodlands.

The plan is to complete The Woodlands project in the first quarter of 2025.

“The Woodlands continues to attract innovative companies that are seeking to provide unique offerings to our community,” Jim Carman, Houston region president at Howard Hughes, said in a statement. “We welcome XSpace as a new type of commercial option that offers our residents and businesses unique spaces in which to pursue their passions and enhance their quality of life.”

The 60 condos in XSpace The Woodlands are about 950 square feet but can be combined with adjacent units for more space. Users will be able to drive in with their car and park either inside their unit or outside of it.

The ground-floor units have 20-foot walls and include mezzanine space, while the top floor has penthouse units with terraces. Pricing starts at $450,000 for a unit, Smith said.

Building amenities include conference centers, kitchenettes and restrooms with showers on every floor.

Developers unveil architects, images for Ritz-Carlton development in The Woodlands

After announcing the upcoming development of The Ritz-Carlton Residences in The Woodlands in October, Howard Hughes announced on Nov. 15 it has engaged architecture firm Robert A.M. Stern Architects to design the project.

The project will feature 111 private residences available for purchase in what developers describe as the first freestanding Ritz-Carlton branded residences in Texas.

Howard Hughes also released renderings for elements of the project, which will feature a Texas limestone façade and a location overlooking Lake Woodlands.

In a news release, the design is described as influenced by the Texas estates designed by John Staub, known for private estates he designed around the River Oaks Country Club.

Texas-based developer Trademark Property Co. is set to acquire 37 acres in Dunham Pointe, a 1,300-acre master-planned community in Cypress, according to a Nov. 13 news release from the developer.

Trademark plans to create a mixed-use town center, located at the intersection of Hwy. 290 and Mason Road, and aims to be a gathering place for the Cypress area and Dunham Pointe residents, according to the release.

Gulf Inland Logistics Park in Dayton adds first industrial users after trading hands last year

Since being acquired by a joint venture a little over a year ago, the 2,400-acre rail-served Gulf Inland Logistics Park in Dayton has sold 66 acres to two different industrial companies and has nearly another 120 acres under contract.

Liberty Development Partners, a joint venture between Houston-based Connor Investment Real Estate and Dayton-based Logistics & Development Resources, closed on the sale of 55 acres to OmniSource LLC, a subsidiary of Fort Wayne, Indiana-based Steel Dynamics Inc. (Nasdaq: STLD), on Nov. 2.

The company plans to break ground on an automobile metals recycling facility early next year and start operations in about a year from now, said Marcus Goering, principal at Liberty Development Partners.

Most of the facility's operations will be outside, he said, with maybe 150,000 square feet under a roof.

Riceland community in Mont Belvieu to deliver first lots, start first commercial building

Riceland Town Center will give Mont Belvieu back its downtown

Riceland, a master-planned community spanning more than 1,400 acres in Mont Belvieu in Liberty County, is set to deliver its first homesites and start construction on the town center’s first commercial building.

The 144-acre first phase will include 417 homesites ranging from 42-foot alley-loaded lots to 70-foot traditional lots, Riceland developer McGrath Real Estate Partners said.

All lots are under contract, with closings expected over the next four to five weeks, said Barrett Kirk, chief investment officer at McGrath.

Homebuilders include Chesmar Homes, David Weekley Homes, Highland Homes and Perry Homes. The first houses are expected to begin construction in the first quarter of 2024 with delivery expected in the second. Pricing is estimated to start in the $350,000s.

The phase will also include several parks and trails. At build-out, the community could have about 4,000 single-family homes plus multifamily units, 30 miles of trails, a stocked 10-acre lake and resort-style pools.

First commercial building in Riceland Town Center

McGrath expects to start construction on a 16,956-square-foot commercial building in the first quarter of next year. The building, called The Mill House, is already 95% pre-leased, with an unnamed restaurant taking up 8,500 square feet on two stories and the Riceland Development HOA occupying 2,275 square feet of space. Another 1,000 square feet is available that would ideally be filled with a coffee or ice cream shop, Barrett said.

The Mill House will be the first commercial building in Mont Belvieu’s new 30-acre town center, on the corner of FM 565 and Eagle Drive, for which McGrath is partnering with the city. Earlier this year, the city opened its new two-story, 30,721-square-foot City Hall and new fire station, which replaced the old station. In between the new buildings, McGrath plans to develop additional restaurant space along an event lawn and eventually more commercial buildings around it.

The community is designed for residents to visit the Riceland Town Center without having to use a car.

“To be able to walk to Town Center, ride your bike to Town Center, have restaurants, have dinner or lunch on the green while your kids play, that's pretty special for this area of town,” Barrett said. “We think it will not only serve residents of Riceland but the greater Mont Belvieu area and even beyond that as a draw so well located off of the Grand Parkway just north of (Interstate) 10.”

A local developer is undertaking the largest mixed-use development project to date in the southeastern Houston suburb of Friendswood.

Tannos Development Group, in partnership with Friendswood-based Wolfgramm Capital, plans to break ground in January on infrastructure for Friendswood City Center, a $750 million development on 106 acres along FM 528 next to Brookside Intermediate School.

The 54-acre mixed-use district will include 150,000 square feet of retail space, 200,000 square feet medical and office space, a 500-unit apartment complex and a nationally branded boutique hotel with 150 rooms, a restaurant and 5,000-square-foot convention center, which will be either the first or second hotel in Friendswood.

The other half of the development will be a 52-acre park, to be donated to the city of Friendswood, with 4.2 miles of walking and biking trails, a fishing lake with pier, parking and public restrooms.

Tannos will build the infrastructure, including an extension of Blackhawk Boulevard to connect FM 528 with West Bay Area Boulevard, and the majority of shell buildings. All 12 parcels of the commercial development are already spoken for, said Louis Tannos, owner and president of Tannos Development Group.

“We formulated partnerships with other developers rather than take eight years to do this by myself,” he said. “That way, I can build it all at one time, and all the vertical value goes up instead of causing chaos and piecemealing the whole thing.”

Tannos retains an 80,000-square-foot medical office building, and Wolfgramm will have a 100,000-square-foot building. Webster-based Diamond Development Group designed Friendswood City Center.

Tannos said he wasn’t ready to disclose the other developers nor the name of the boutique hotel brand at this time. He estimated to be able to start vertical construction in late 2024 and complete the project within three years.
