Funny how downtown Halifax eventually won't even have a top 10 tallest building due to height restrictions.

The "skyline" will also feel more and more like tall buildings surrounding the harbour, with more on the Dartmouth side. I think it will be a good effect, but will be hard to capture in pictures. The best viewing area might be the ferries.

One77 is what someone wanting to live in a high rise would look for. The other two look like shoebox warehouses. For One77, taller is better. For shoebox warehouses, taller is not better.

It is a luxury building in a scenic location with relatively few units per floor. Richmond Yards is a more typical rental development and the other large tower developments on the Dartmouth side will probably be more affordable housing.

I don't think the 40 storey towers on the Dartmouth side are a bad idea. They're in a central location that has been underdeveloped for a long time.

There is no need to build 30 to 40 storey apartment clusters in Dartmouth. That makes it not a great idea. It's a height fetish to see it as an achievement. 75% of residences are completely reliant on building systems in order to live in a 40 storey tower. A resident in One77 is more likely to have alternative arrangements if any of those essential systems were to fail compared to a rental shoebox. Building codes like elevators are designed around capacities than incorporating contingencies should any or all fall out of use. Examples of 20 to 30 minute waits at peak periods proves the code is insufficient

The whole desire of living on a high floor is to have a million dollar panoramic view. You get a lot less of that in a cluster of high rises and the typical deep and narrow units. Another reason to resign to living in a high rise is to be in the heart of the action. That's Halifax. That's not Dartmouth across the bridge

I would say that the doubling of average apartment building storey counts in the last 25 years is already far more problematic than renowned. There's already an abundance of horror stories from buildings that should still have a new apartment smell to them. It can happen in mid rises or 12 storey high rise as well. It's just a lot less dire when you can get out on your own feet

Halifax is the one Canadian city that I would most like to see 100 years from now. I bet its population will boom over the next several decades as people move there from other regions of the country. Visually, I think it will have a Montreal-Vancouver vibe.

THE KEVEL AT KING'S WHARF - 29 FLOORS (Downtown Dartmouth). Foundations are going in for the next building which will be 15 Floors.





And a few blocks away is the recently upsized 10 EDWARD STREET - 29 FLOORS for which we don't have a rendering.

There is about 13 towers of over 20 floors in planning or under construction in Central & Downtown Dartmouth.

Even just the ones under construction are pretty significant. There must be more 20+ towers under construction than in existence there.

I think Dartmouth is a bit of a special case for a suburb. It's a little like North Vancouver. It has its own waterfront, nice views, lakes, a pleasant downtown area, and it's connected to Halifax by a ferry which is a nicer trip than going by bus or car. It is not just a car-dependent suburb; it was a separate town going back to the 1700's and feels like a town with its own main street (Portland St). It was a bit run down in the central parts but that already improved a lot.

^ They're definitely setting aside units for Squamish Nation members, but I can't find how many. I remember reading it was around 200 or so, but I'm not positive.

^I believe it's part of the Squamish Nation's land. I'm not sure what's going to happen to it.

I was flying over 5055 Joyce in East Vancouver yesterday. The growth around Joyce-Collingwood Station is slow but steady.

Westerland Apartments.



It's adjacent to the Aquaarena, where we last hosted the Canada Games. The track was turned into a parking lot but has since been converted back.

And via FB, you can't really see it in my photo, but the A-frame building is the Aquaarena itself, and those new buildings are directly to its right from this and the above angle.

Site prep is now underway for LITTLE BROOKLYN I. Excavation is set to begin in March and Cresco has confirmed this will be 40-storeys. This will overtake One 77 as the tallest building east of Quebec City (maybe Montreal once the height is confirmed). This is rentals and as-of-right so there are no renderings available to the public. This is not located downtown or even on the Peninsula. It is in Central Dartmouth next to MacDonald Bridge with all of the other high rise construction sites.

For now the lot is home to a very ugly ice bank.

As of right now they can only complete concrete work for the raft slab as they are working off of the shoring permit which was conditionally amended in January to include raft slab and under slab plumbing but nothing else. Realistically they should be getting the full foundation permit in the coming weeks so they can progress beyond the raft slab.
