I wish that pretty much every new tower in Austin didn’t have to include a hideous parking deck base.

This turn of events stems from this decision made a couple of years ago. I believe had the city not, dare I say gotten greedy, this project would have already been far along in the construction phase with many affordable units soon to be delivered.

Instead we will have a giant empty plot of land for the forseeable future. Not a good decision by those council members.

I didn't mind the one on the left, but the other wider tower on the right was a bit drab. Something will happen there, and I'm not really worried about how long it'll take either. Something will happen there. It's way too prime a piece of property.

Nah. The developer's original proposal included 25% of the units as affordable housing, which came down to about 230 units. After their bid was selected by the city, they tried to do a bait-and-switch by citing changing market conditions and tried to negotiate that number down to 70, which is a substantial drop. The city made the correct decision by refusing to cave.

The cancelation of the previous project may have actually been a good thing in terms of the site's potential build out. With MD Anderson there in a few years, I wouldn't be suprised to see someone pop up for this site fairly soon. I'd be shocked if it doesn't.

That's a good point. A hotel component seems more likely now for anything built there.

I don't think you're wrong at all. Another good reason for the stupid Waterloo Hotel to hurry up and break ground already.

Gotta be honest -- I think the city land is going to remain solidly residential. They have a lot to prove on the affordability front.

Dealing with the City is always difficult when it comes to developing City owned land. Skyscrapers are expensive and will never provide any significant quantity of "affordable" housing. I wish the City would just sell the site to a developer and begin collecting tax revenue; then pocket the sale money and build many more affordable units elsewhere. A developer could then build whatever is needed based on market conditions. That would seem to be a proverbial win-win for everyone and speed up the process.

Demo permits have been filed for the Health South building, and the city has hired a demo contractor. There are no dates for the Demo listed on the permits.

Regardless of what gets built, I hope they start adding restaurants, or retail of some sort, to replace the restaurants that were removed in this area. This area could use it being right across Waterloo Park. It could also promote more folks to visit Waterloo Park when there is no event happening.

HealthSouth redevelopment scenarios spell out options for affordable housing downtown

With Tovo gone, let's hope Council actually listens to the experts city staff hire to guide them, instead of trying to negotiate deals from the dais.
