I dig the height, but not the biggest fan of the car ports. Will vehicular access to the garages be from these car ports or only from the alleys? The plans posted by Randomguy seem to indicate that there will not be access from the car ports, but the plans posted by Jstange seem to imply that there will be. In either case, definitely not a fan of the curb cuts.

Hopefully they use quality materials for the facades. Looking forward to seeing the renderings!

Yes, that's a good point. I'm curious what kind of buyers they are targeting.

The "rich empty nesters" these days are GenX, not Boomers... maybe they'd rather be near Fulton Market restaurants instead of Symphony Hall or Michigan Avenue. However, within West Loop, the more established southern part ("West Loop Village") has held more appeal to older folks than the new highrises around Fulton Market.

I think its the same people buying in the Hayden. Mix of execs, finance people, athletes with families. You're in the Skinner district, which is one of the best elementaries in the city. That's a nice selling point.

Hopefully this can rise and trickle a development effect. Usually if one development rises and sells well, others will follow. Acts as a catalyst, maybe something that can kickstart a nice condo boom.

Perception is that there has been a large slow down for Chicago, so maybe something like this can reinvigorate the area. This and the 370, 400, and 401 N. Morgan Street development.

Sexy bitch brickwork with some possible terra cotta elements.

They'd like to open a sales gallery in August of 2025. They said pre-sales on their previous project lasted about 1year before groundbreaking so perhaps movement in 3rd quarter of 2026 is sales are good with completion 24-28 months thereafter.

The first 4-floors would be hand laid brickwork with precast modules of brick above.

Looks gorgeous, especially that brick work! It's almost a nice lil homage to all of the masonry clad industrial buildings that used to populate that hood.

January 2025 Plan Commission

This project is taking its next step.

1325 W. Fulton St.
(Near West Side, 27th Ward)


A proposed Residential-Business Planned Development, submitted by 1325 West Fulton LLC, for the property generally located at 1325 West Fulton Street. The applicant proposes to rezone the site from the M2-3 Light Industry District to the DX-7 Downtown Mixed-Use District and then to a Residential-Business Planned Development to allow the construction of a multi-phased residential development with 240 units, 360 parking spaces and ground floor commercial. Phase 1, located in Subarea A, will provide 80 residential units and 195 parking spaces. Phase 2, located in Subarea B and subject to site plan approval, will provide 50 units and share the parking spaces from Phase I. Phase 3, located in Subarea C and subject to site plan approval, will provide 110 units and 165 parking spaces. The maximum overall height will be 538 feet, and the maximum overall FAR will be 11.5.

No, certainly not. These are condos... you need to hit a certain % of pre sales before you unlock construction financing, and many condo buyers aren't comfortable signing a pre-construction contract with an uncertain delivery date so you have to find the truly wealthy, pied-a-terre folks. Even a "successful" condo development in Chicago will sell pretty slowly.
