It will be office space. They're planning a major glass expansion on top.

It's a landmarked building, but already received approvals for the expansion.

Fully above ground, the second tower to rise at the massive Domino Sugar site has a pair of new renderings. Designed by COOKFOX Architects, 1 South First (previously 260 Kent Avenue) is a 42-story mixed-use tower on the Williamsburg waterfront development, which was formerly home to the sugar manufacturing facility. When 1 South First opens next fall, it will join already opened 325 Kent Avenue and Domino Park, all developed by Two Trees Management.

At 435 feet tall, the tower, which has two interlocking buildings, will become the tallest in Williamsburg. Inspired by the molecular pattern and forms of sugar crystals, the facade consists of all-white precast concrete. The exterior is designed to self-shade and responds to its own solar orientation, which optimizes shade throughout the year.

Inside, 1 South First will have 330 rental apartments, with 66 of them below market rate. Plus there will be 150,000 square feet of office space and 15,000 square feet of retail, including famed Bushwick pizza joint, Roberta’s.

Leasing began last year at 325 Kent, the 16-story copper-and-zinc clad rental with a donut shape, with studios starting at $2,562/month, one-bedrooms at $3,411/month, and two-bedrooms from $4,746/month. The building is now fully leased.

The landmarked Domino Sugar Refinery is currently being converted into a 380,000-square-foot campus. Upon completion of the site, the development will contain 2,800 units across four buildings, with 700 of them affordable.

I like how the proportions of the cutouts seem to speak to each other and relate.

The first one already built looks to be about the same size as the original factory building. The cutout in this one under construction looks to be about the size of the original chimney and the cutout in the next one looks to be about the size of this building under construction. I love to see subtle relationships between new buildings like this.
