Expanding Ivan Rand drive from GoodLife to Moncton Honda will cost massive fortune. First big cost would be a bridge over Jonathan Creek. The city and feds just recently spent over $5 million to fix the creek from Main up to the CN tracks. You'd be looking at millions more to place a bridge over the creek.
Another problem is what's lurking underneath the large parking lot. Pretty sure this soil would not be suitable to grow any vegetables for human consumption. So add the cost of soil sampling.
Then once you have all that cleared, how about the cost to acquire the land.
And for what? Look around the industrial area. Railway just a few metres away, very large Riverside warehouse across the tracks, car dealership on the other side, the grade of the land seems to be very low, it's just and ugly location for anything residential. If I were a developer, I would stay far away.
