Just drove by and there is a new decal and advertising going up on the side of the chch building for television city

Alright, alright, alright!



So this was taken on October 28, 2021.

It shows that this area has been freshly painted red, but I couldn't make out why. Maybe with the new decals on the East side now, that perhaps this is somehow tied in with the marketing / advertising aspect.

  • Interesting, mid-$300s, seems decent in the current market
  • Using the top ten condo sales/sqft metrics in the last six months (as per condos.ca), we can use top & bottom for extremes and number 5 for average



Using a hypothetical 500sqft (bachelor let's call it)

lowest
500sqft x $625/sqft = $312,500

average
500sqft x $692/sqft = $346,000

highest
500sqft x $914/sqft = $457,000
  • Seems closer to average, but would that include parking and storage at that cost? Seems low
  • Don't think Lamb would scale to the lower side. Anyways just some scratch math

This'll probably sell in the $800's/ft, not $625. Resale is always much cheaper than new construction.

Lamb also specializes in investor units, so the smallest unit will probably be something like a 400sf bachelor for $350,000. Parking probably won't even be offered on that unit, with locker an extra $5-10k.

This building IIRC has a fairly low parking ratio so the majority of units won't have a space.

so more like $1,000 psf, with some micro units at 350 sq ft on the second floor .

Great to finally see some activity, even it is only a wall wrapper at this point.

I feel like the Hamilton condo market is really heating up for it's hottest year on record. this is an excellent project I would be happy to buy in if I was in the market right now - and with other projects ramping up.. it's going to be an interesting year for sure. Lots of condo launches and a few rental buildings will start going up as well to boot.

I bet we see Emblem launch their project on Wilson this year as well.

These are being advertised as being "connected by a skywalk" and with "an outdoor infinity pool"
Is this new ?

updated renderings. Looks like this one has gone through a thorough round of value engineering. Still looks good though as it'll be the City's first aA project, which are alway well detailed and attractive, if often a little simple in expression. And a good thing too, at 109m in height these will be some of the tallest buildings in the city and way, way taller than anything around them.

Plus being on the ridge through downtown they'll be even more prominent.

RE: "skywalk" I think they just meant the top of the podium - seems to be the only connection between the buildings. And the renders on the site don't show an actual infinity pool so maybe that's just not been drawn up yet?

That would be weird to identify the shared podium as a skywalk. Skywalk implies it's in the sky. This would be a groundwalk.

oh good its our version of the twin towers lol..

but yes it has a nice sleekness to it.. at least in the rendering - that's my only beef with renderings - everything is shiny, hell they even make stucco shiny, it can be misleading lol..

To be fair, all Lamb projects do come out looking really nice. Love or hate the guy, he makes quality buildings.
