Has anybody walked through here during the day? It already has a very urban feel, with plenty foot traffic going through between here, the Library and Trader Joe's. Just imagine when everything is finally built. Downtown is definitely getting bigger.

Yeah, it's a really strange decision to me. Other sides of the garage have a glass covering. I don't understand why you'd want 15 stories of a grey mesh metal box facing the creek... It's not the worst on the south wall facing the Proper, but the west wall facing the creek really should have been glass IMO.

Gensler also designed the Google tower, and that has glass covering the whole garage... Maybe it was a cost thing or maybe they wanted a brutalist look.

I thought it had to do with the city not wanting reflective glass fronting the creek due to sun glare. Or that’s the reason the windows are treated differently but maybe that section had to be mesh.

Even if it had to be some kind of metal covering, it could have at least had an interesting/aesthetically pleasing design instead of being just flat gray metal.

I'm holding out that the poverty siding on the bump out with the attached balconies on the west side is actually sub siding that's going to be covered in glass as seen from earlier renderings. If not, well then shame on them.

Yea that west facing side is not helping. Between that and the powerlines. The area in front of the public library and bridge is not ending up as grand as it could have been. Maybe they can add some LED billboards featuring local artwork then have moving designs at night to liven up the area. They could even shut the LED panels off after a certain time like around midnight on S-Th, 2 a.m. Fridays and Saturdays. Anything is better than a blank wall. Heck make it a living wall.

So, going by those photos - Austin Proper is on the 20th floor. That puts it at 213 feet now.

Third + Shoal is at the 25th floor which puts it at 291 feet.

So what's the deal with the metal screening over the parking garage? The rendrings depict glass all the way down. Why the change? Was any thought given to the fact that it looks like a 12 story blank wall facing the creek? Could this material be changd/replaced in the future to make this part of the building more aesthetically appealing?

I wasn't sure about it at first. Grey isn't exactly my favorite color, but I had a chance to see it up close on Wednesday, and I gotta say, I don't mind it now. I think this building being so close as it is to Austin Proper that they really did what they could with the space they had. There wouldn't have been much point to having windows on those lower levels or even glass covering the panels because of the density. And if the city says no to reflective glass because of the creek (which I think is silly) then they had to agree to that. I definitely don't hate it, and I think green and grey actually go together really well. I also like the vertical emphasis in the lines.

Numerous reasons:

1. cost
2. parking count
3. IBC requirements for a naturally vented parking garage
4. City of Austin's interpretations of said requirements
5. Waterfront Overlay zoning requirements

It's not our favorite, but we're professionals and more importantly: grown-ups. We have a job to do, and we all live with the decisions we make and the consequences.

The only solution:

A lot of money.

Imagine you're a developer.

You get 2 sides ONLY for glass.

You obviously pick the 3rd street side. One down.

You obviously don't pick the alley side. (Sorry Proper.)

One left.

Do you pick the creek or the Nueces street side?

Remember: consider tenants and the fact that the library hasn't opened yet. Shoal Creek is relatively inactive, versus a lively streetfront.

The choice becomes clear.
