Indeed. We should trust developers and architects and take their word that everything will turn out well because they know best. Look at all the world-renowned architectural gems we have in this city: Nordstom building, Telus Garden, Fairmont Pacific Rim, Post Office redevelopment, future Art Gallery, the list goes on. Can't wait to see what stunning plans are in store for The Bay building.

Vin your views on retail and the industry are humerous and I like to poke fun at them. You have absolutely no insider information or market statistics but you like to definitively speak as though your word is gospel. When you do things like that people will not take you seriously, as I don't.

If you want to have a adult conversation I'm more than happy to, that's why I frequent this forum, but until you do I'm going to keep making jokes because your posting doesn't demand anything more. You ignore facts that don't support your pre-conceived opinions and tout any that do. Quite Trumpian in fact.

If there were demand why would there be two boarded up units in Pacific Centre right now with no 'coming soon' signs? Why would one unit be temped to a calendar shop? That's not the sign of a healthy retail market demanding more space.

Thanks Jlo. I am all for a discussion, but some forumers just want to only discuss what they want, not the reality, and blame everyone else for it not happening.

I've asked him time and time again why Prada, Versace, Hublot etc... went to Alberni rather than be next to Nordstrom or Holts but he has no answer. It's not like CF's first choice was a brand new Bell store adjacent to Harry Rosen...

The best part is in a few years when the retail market does turn around he'll be sitting there saying I told you so!

Also, dare I say he'll be pleasantly surprised when the rotunda development does come around? I know I'm pretty excited for what's in the works. Troforhien might even think it is big city enough for his sophisticated Parisian palate.

You are contradicting yourself saying the mall market is weak, and yet PC is spending money on putting a new wing and increasing retail space. Care to explain why that is?

In regards to the 2 new "boarded up" shops in PC, no I haven't noticed empty units, and even if there are, they won't be empty for long, as they are usually taken up pretty soon: a lot sooner than the empty shops on Robson that are empty and languishing for months, if not years.

Why are the lux stores locating to Alberni Street? Answer: There are no new luxury malls downtown that they can find to park their businesses, and Alberni, unfortunately, is the next best thing as all the lux spaces are fully taken in Pacific Centre mall, with new ones being embedded in Holt Renfrew, which is also part of the mall.

Despite the location and glitz touted by promoters of you regarding Alberni, we can see the area is always light on foot traffic. Strellson is the first victim of that area by closing its store earlier this month, even though they retain two stores and one concession in the Toronto area, of which they are all either in or across the street from a mall. Coincidentally, Strellson's surviving concession is with the Bay, which I consider part of the Pacific Centre mall area.

Also, we all do realize that the retail market is shifting, but unlike what you say, there is no such thing as a one-size fits all theory. It is true that big retail stores are shutting their doors, but has ANY of them affected downtown? So far, there hasn't been a single large-format store in the mall that shuts down and stay empty for a period longer than what it takes to re-renovate for the new lease holder. I never propose a new mall to be located anywhere other than within and close to the confines of downtown Vancouver. So your argument does not stand here.

I don't have to wait till the market to turn around to say "I told you so", as I can already tell you right now. Go by Robson street this christmas and see more stores shutting as the region see more city centre malls getting better, bigger, and more exciting. For those who like trolling me, city centre malls DO NOT include Tsawwassen Mills. Again, I never say my word is gospel. If you have reason to doubt what I say, then please elaborate your points and challenge my position. Please please stop branding me a troll, a child or calling me "Trumpian", when you have nothing else better to say. You can ridicule me for the lack of retail knowledge for all you want, but fact remains that with all the professionals, market researchers and so-called "informed" consultants giving advice to retailers, many still end up going belly-up. Sometimes it's better to listen to what everyday consumers really want.

As for the CF rotunda, consensus here is that most forumers, dare I say 90% or at least those who commented, dislike the design. I myself hate it as I feel it contradicts the street concept of West Georgia. The area needs the sidewalk space for the large foot traffic volume, and taking away the plaza and rotunda just make it really tight to fit people going through, mall users and bus pedestrians in wait. Why are you so worked up that most people hate it?

the food court renovation is done, i guess it's now called an Urban Eatery. Has anyone checked it out? is it the same offerings or are they all upscale now?

They are? I don't see a shovel anywhere? I could have sworn just one or two pages back it was confirmed the project was still seeking tenants because of, well you know... lack of tenants demanding new space.

This is just plain false and you know it.

My reservation about the proposed new addition to go on the North side of Pacific Centre Plaza is simply the shape of the building. It faces Georgia, and treats Howe St. like an alley.

The shape, first of, is with a sloping roof that has a "utilitarian" look to the form... Secondly, IMO it would be much more elegant (for both shoppers and retail occupants) if it
"curved - that is faced onto both Georgia and Howe Streets in a way that had a rounded, oe even semicircular corner. That way, it woud seve both streets, look more elegant, and maybe,
just maybe, attract even more upscale stores (which, as I understand, is one of the goals). As it is, it turns a total cold shoulder , to Howe Street, and has an almost "interim" look to it.

*I'm not saying use this as the building model, just drawing attention to the curved corner, and how it faces two streets. Such a form could be adapted to Vancouver's needs.

That's what I was thinking. If there was so much demand Pacific Centre would be all high end and your typical mid range stores would have taken over International Village mall.

One can't really argue that the area around International Village would be a huge drawback or dealbreaker because they would just step up security at the entrances and around the halls. Plus it has secured parking.

They are no more than a 15 min walk from each other. I could do it in 10 if that.

Pacific Centre:
Perhaps that's how PC survives: by having a good mix of high end and mid-level retailers spread out throughout the mall. It is better to host a good mix to ensure that most people are catered to, and that explains its success. This also concludes that high-end retailers who want frontage exposure do not get their turn to be located in the mall. All the more we need a new mall that have good frontage to cater for the lux stores. Without that, Alberni street is the next best thing. You ever heard about jumping onto the bandwagon? Strellson must have thought they would make a killing when they decided to open up on Alberni, but now they know. I have a feeling other lux stores may follow suit.

International Village:
Come on, we all know that International Village mall is a whole different story here. The owners screwed up from the beginning. Skit row doesn't help it either. Also, you don't get the constant office/tourist/transit crowd enjoyed by PC mall. We had gone through lengthy discussions about this mall. However, without fail, you have to bring it back.

The owner should try to negotiate with big anchor stores like Walmart and see if they can enter the empty retail spaces. There is certainly demand. I for one would shop there regularly.

If all people in the retail industry have knowledge and vision, we wouldn't have failures the likes of Target or Sears, would we?

they deserved to fail.

Anyway i was googling and the article i came across said the rotinda demolishing replacement was approved by the city in 2016. Are they waiting or not going to go ahead with it now?

IIIIIIIk !! Whatever they replace the rotunda with, I just hope to hades it adresses Howe Street better than what's been shown in the renderings. That looks like a high-price tool shed.

Was up on the roof of the Canaccord Tower this week and grabbed some quick shots of the scaffolding tower that may be of some interest here.







And finally this is what it looks like from inside the building looking onto the work deck:



A lot of time and care was taken to ensure the office tenants would still have light and visibility through the mesh while still providing fall protection to the workers and materials.

it holds up the work deck that is performing the reclad. Each tower has a small motor on it that raises and lowers the work deck as necessary.
