Block 185 would be monumental to Austin, just don't be surprise if it is an older design. I love that the designer is Gensler. I also would love to have that in St. Louis.

The design is from 2015 when this project was expected to have a 2017 groundbreaking. So yeah, it could have changed.

Design of the tower is ok, the height I am digging though. But I'm hoping this tower will leave a great impression on the Austin skyline and not wind up like The Fairmont.

The blue glass box trend needs to end. This building also needs ground level retail for me to like it. I love the height though.

The Aloft building at 7th & Congress is practically finished and I'm a big fan of how it interacts with the street. It's a big success to get a tall, skinny building that has great street interaction.

Instead of a new civil courthouse, how about a massive, privately financed mixed-use development that will pour millions of dollars into public coffers?

The Travis County Commissioners Court will vote today to approve a deal with two firms – Lincoln Property Company and Phoenix Property Company – that will give them a 99-year ground lease on the land.

The Lincoln-Phoenix proposal envisions a titanic mix of office, residential, retail and parking. Per the county’s stipulations, the developer must adhere to stringent construction worker protections that align with the city of Austin’s Better Builder Program, a set of conditions endorsed by the Workers Defense Project. The firms will also ensure that 10 percent of all housing on the site is reserved for “low-to-moderate-income residents, based on the city’s Density Bonus Program,” according to a county press release. Furthermore, Lincoln-Phoenix will make a “major donation” to the Austin Parks Foundation to support the restoration of Republic Square Park just to the property’s north. The amount of that donation has not yet been revealed.

Travis County officials announced a deal Tuesday with a pair of developers who will build on the vacant county-owned block at 308 Guadalupe Street where officials originally hoped to build a new civil courthouse.

The lease with Lincoln Property Company and Phoenix Property Company, which plan to build a mixed-use project on the site, will bring Travis County nearly $430 million in lease payments over the next 99 years. Officials started looking for developers to buy or lease the site last year, after voters in 2015 rejected a bond proposition to build a courthouse on that site.

Travis County will receive an initial $13.4 million payment at closing on Wednesday. That money and the future revenue from the site will help officials pay for a new civil courthouse elsewhere, officials said.

These are the only renderings we've seen so far, but it's believed this isn't the current plan since the county only just now selected a developer.

The sale of a 58-unit condo project overlooking Lady Bird Lake is now final, paving the way for more high-rise residential development in the Rainey Street area on downtown Austin’s eastern edge.

More than 80 percent of the owners of the decades-old Villas on Town Lake condominiums — the statutory requirement for a sale to occur — agreed to sell their units at the 2.3-acre waterfront property, which is tucked at the foot of Red River Street adjacent to the hike-and-bike trail.

Preliminary plans for the first phase call for a tower of about 40 stories with approximately 400 apartments, Ip said. A second tower would be timed to market demand, Ip said.

Genesis will be required to get a site plan approved by the city of Austin before starting construction. Ip estimated it could be sometime next year before the project breaks ground. The cost of the project has not been determined, and Genesis will have to obtain construction financing.
