Thanks dude! It was my first-ever 10 mile and interstate run, and totally by mistake (I was initally going to run from 15th and Cecil B. Moore to Walter Rand, but I left my credit card at Temple). It was great running through the city and catching up with development at the same time though!

Eh. I don't get this guy's complaint. If you to preserve old handsome buildings you need to find a use for them. Who cares if that use is a Wendy's? As long they're not doing anything to disturb the historic character of this building, I say good on them for making the effort to restore this nice building for their purposes.

There is construction almost on every corner on my way to work. Took some pictures this morning.

The work on the Race street connector has finally started. I have to walk under the overpass almost every day, it's going to be so much nicer.

^^^It's amazing how investment and development has sky-rocketed in Old City literally the year after the dissolution of the cranky, stuck-in-its-ways Old City Civic Association back in 2013-14.

Also that huge project at 4th and Race is starting as well. Old City is on FIRE right now.

The Old City Civic was particularly egregious, though.

I mean, their meetings were during the DAY.

Northern Liberties, Fishtown, South Kensington, East Kensington, etc are way more progressive.

Probably the two only super-NIMBY civics that remain are in Point Breeze and perhaps, Washington Square.

Almost everyone else is on the development bandwagon.

When they work, I think civics improve most projects, particularly when it comes to quality of materials. If it weren't for the zoning committee in Northern Liberties, the Piazza would look like a faux pastiche Trevi Fountain and much of the earlier infill would have been Graduate Hospital specials. NoLibs had one small batch of Graduate Hospital Specials that got through on Orianna Street and on North American Street and then they put an end to it. You can also thank the Northern Liberties Zoning Committee for the change to the city code that made front loading garages require a variance.

If it weren't for them, most of greater center city would look like the 1900 block of Kimball.

Holding developers to a standard and making projects better for the public good is why these organizations are in place and it is a worthwhile goal.

The problem is sometimes people get confused and start to think these organizations are means to stop development instead of improve it. Old City Civic was a group looking out for the interests of the members within the group and not the larger community as a whole. They were terrible, misguided and its great they're gone.

That said, I don't necessarily think it is great there is no civic associations in Old City. As 3rd and Brown pointed out, when functioning well, these organizations can be a real positive influence. I recently noticed that a building going up on South 3rd right below Market has this horrible looking siding on the side of it. It just looks terrible and worst of all it's actually prominently visible from Franklin Court. It looks like there's a tacky trailer hovering above Franklin's estate.

Civic groups are the people that bitch about things like Vinyl siding and make sure crap like this doesn't happen. Like many things its about finding a balance, push for something better, but be reasonable and try to work with developers to create something where everyone will be happy. I hope a new civic association pops up in Old City quickly, but I hope they have a lot more sense than the last one.

to keep the old city discussion going, there's also another smallish (6 stories, i believe) going up on the north side of race between 3rd and 4th - old city is definitely getting to a critical mass of density. and this doesn't even account for another proposal on the SW corner of 2nd and Race (across from Mr Barstool).

there's a lot on 3rd just north of Arch that also seems primed for development. It used to be parking but has had a sign up indicating that it's construction parking (presumably for the construction at the Corn Exchange/Real World building immediately across the street) that's been up for a few months. However, the fact that this lot has been basically completely vacant even during this construction is rather curious...
