this is very true. it's almost all white collar know-it-alls who are trying to push a certain vision for the neighborhood rather than let it grow organically. i am grateful they have stopped some developers from putting blank walls and non-active uses on streets, but in other ways i feel like they need to set a basic framework for active use, affordable housing requirements, and just kind of let it grow rather than being so NIMBYish.

I agree, midtown could use more variety of activities and is really set up more for a daytime crowd currently. Movie theaters, gaming arcades, bowling alleys, comedy clubs, small music venues, local coffee shops (other than starbucks), etc. Right now it seems you either go to a bar, restaurant, or a handful of clubs. Not everybody is always looking to go out and party so having a mix would help. I think Atlantic Station actually does a much better job of variety and proximity than midtown proper. Midtown is getting there but still is decentralized in that regard.

It's strange to me how the more the neighborhood grows, the less retail there has been. We all thought it would be the opposite. I really do wonder if PCM and Atlantic Station is siphoning potential shopping retail from doing well in Midtown.

I'm not sure which Midtown you guys are talking about. The foot traffic is the highest it's ever been. There are plenty of local restaurants at all price ranges, local coffee shops, shops for everyday needs, groceries, multiple museums, and entertainment options ranging from comedy clubs to the Fox to the Symphony. It's arguably the most lively district in all of Georgia. The only thing lacking is strong retail, although there is more retail than this forum gives Midtown credit for.

Agreed -- I've lived just off Peachtree and 10th for 14 years and it's never been busier. I don't know how it's possible to have a different impression of foot traffic.

I personally didn't see it growing. Though I was bashed on here for not believing in the retail future. I for the most part like how Midtown is growing. We have some really nice buildings going up, and that has been built. Some people on here criticize some of these buildings, but overall there's a lot to be proud of when it comes to the architecture of these skyscrapers. Retail is tough. When you have shopping destinations such as Lenox, AS, PCM, etc. It takes a ton of residents to support retail stores sprinkled throughout the Heart of Midtown. I personally would've preferred not having an AS, and the hustle and bustle of AS, being on Peachtree, Juniper, West Peachtree, etc.

I agree also-- not sure what else you could want. I moved to midtown just over 3 years ago and it is definitely more busy at all hours now compared to then.

Except for the 12th and midtown development, retail also seems to be doing just fine. Not sure what people expect?

That us just the phase 2 of Modera Morningside already well under construction. It has less spaces and no need for loading docks because it shares those with the main building.

I'm not sure if you've visited New York, Chicago, San Fran, DTLA, but the foot traffic in Midtown Atlanta is almost non existent after 7ish in comparison to these other cities. Keep in mind, we're talking about at night. Some of these things you mentioned as far as nightlife options, you missed the point. NO ONE walks from Spire, Plaza Midtown, etc. to the Symphony (Symphony doesn't promote any foot traffic). IMHO, in 2008 - 2010, I saw more people walking around at night. Maybe there were more pan-handlers and prostitutes. But trust me, this is something that other residents have noticed who live in the area. Things that you mentioned are more destination places and or simply a daytime affair...i.e. the museums.

Well sure, if you compare Midtown to a select handful of cities.

Although I've spent time in LA, recently, and didn't notice a lot of foot traffic downtown after dark.

From Broadway over to Los Angeles St is the pulse of DTLA. Technically you can start at Flower and 7th, all the way to Los Angeles St...I'm very familiar with all of these cities that I mentioned. Lol

I have personally walked from Plaza Midtown to the Symphony at night. Just saying.

I think we'll just have to agree to disagree. I've seen pedestrian activity in Midtown steadily increasing over the last decade, including at night.

There's talk of that in Colony Square, I think a theatre would do very well.

With the influx of the film industry, I wonder if a Second City/UCB would do well. There are other sketch places in the city, but perhaps one in the Midtown area could do well.
