In other news, the city approved a 39 unit project in Jefferson Park that might have 12 stores. It's not far from the Blue Line and right near I-90. Lawrence and Laramie.

I was at that meeting too... I've said it before, but I'm amazed at how Reilly triangulates. He's far from being a tool for the NIMBYs, but they are important voters that he has to acknowledge. Burnett does the same thing in a more old-school folksy way.

I find myself agreeing with Reilly more often than not, although most of the negotiation over projects takes place behind the scenes and what is presented to the public already reflects Reilly's input.

Great, at least something is being built out in NIMBY-ville other than single family homes

Yep, and hopefully most of those store fronts can be filled with business. Though it's not hugely dense, I think this still counts as TOD and it's not the worst that could happen to an ugly vacant lot in a part of town like this.

The Jefferson street one is a typo it is actually a downzone
Huron st is a parcel he preemptively downzoned last year

Is it an improvement over what is there or even compared to much of what surrounds it? Yes. Does it fall far short of what should be allowed to be built there? Definitely. This is the type of development that should be happening in the inner suburban ring Metra stations. Not one of the most strategically placed CTA stations.

Outside of the subway stops along the Blue Line Jefferson Park should be one of the most built out stations outside of downtown. Given that it also has a Metra line running through it, important bus center, and potentially maybe even be a Brown Line terminus one day ideally it should also include a fair amount of office space around the station.

^ These neighborhoods are absolute worst NIMBY breeding grounds. West Loop NIMBYs suck because they make things less dense, but they are still semi-dense after wards. People in Jefferson Park though? You'll probably find more anti larger than 6 unit multi unit building there than other parts of town. Totally agree it should be more, but at the same time, the neighborhood is weird. Honestly, some of the south side stations in neighborhoods like Woodlawn seem like much better places to put something like a 7 story, 90 unit building than this.

Reilly is an old Madigan hand whose main goal is getting as many donations as he can. The main consideration he has is whether or not the developer has donated enough. I know this because I worked for the man.

Exactly. Jefferson Park should be thriving - think Chicago's version of one of the many Metro stops in suburban DC. Instead we have this prime real estate sit vacant for 10 years, and Milwaukee north of the Jeff Park metra/CTA station lined with vacant, 1 story retail.
