While we are posting pictures, I did grab a few shots of North Shore Place I and II while on the North Shore attending the Three Rivers Regatta last Thursday.

I know it's not a project that a lot of people here are excited about, but I at least wanted to share what I have.

Ross commissioners OK 149-unit luxury apartment complex near Ross Park Mall

A 149-unit luxury apartment building is going up near Ross Park Mall off McKnight Road.

The seven-story building, dubbed The Cosmopolitan at Ross Park, will have one- and two-bedroom apartments, a fitness center, lounge and rooftop terrace. It will be built on a 4-acre lot at the corner of McKnight East and Cheryl drives.

Ross commissioners approved plans for the project on Monday night.

“This project by far raises the bar for rental living in Ross Township, and I'll even go as far to say Allegheny County,” said Larry Dorsch, a partner in Carnegie-based developer Real Estate Development Associates.

Dorsch said the apartment building would be the first real estate development of its kind in Ross in 30 years.

Developers estimate apartment rents will be between $1,300 and $1,700 a month. Construction is expected to start in mid-fall. It will take about 18 months to complete, Dorsch said.

Oxford Development has reduced the size of its proposed $10.8 million office building at the Pittsburgh Technology Center in Oakland from five stories to three.

I have such a love-hate relationship with Oxford these days. They are getting a lot done, but they need to quit it with the down-scaling!

Taxpayers will pay almost $1 million more for the Consol Energy Center lease to the Pittsburgh Penguins as part of a budget-related bill the Senate approved on Tuesday and sent to Gov. Tom Corbett for signature or veto. A 2007 arena deal received state backing as part of a 30-year package to keep the National Hockey League team in Pittsburgh with an Uptown stadium. Under a deal brokered by ex-Gov. Ed Rendell, a number of public and private entities agreed to pay the lease held by the city-county Sports & Exhibition Authority. Corbett's press secretary Jay Pagni said the state must pay $5.6 million over the next five years — $946,000 more than anticipated in 2007. State taxpayers must absorb the increase because of a shortfall resulting from two downgrades of the bond insurer's credit rating and an increase in the variable interest rate, he said.

Pomo Development ready to start 26-home The Woods at Bradley Street

Jeff Paul is unearthing a plan to build a street on Mount Washington last considered in the 1940s for 26 homes called The Woods at Bradley Street.
"The street was never developed so people don't really know that it exists," said Paul.

Paul, whose Pomo Development recently completed the sold-out Sweetbriar Village in the neighborhood, expects to begin construction on the privately funded road and the new single-family homes after receiving approval this week from the Pittsburgh Planning Commission.

He estimated the development will cost around $9 million to develop, with the new single-family homes expected to be priced starting at $425,000.

The project is slated for a 4.7-acre parcel on the back end of Mount Washington that is at the highest point in the hilltop neighborhood and abuts a 25-acre nature preserve owned by the Allegheny Land Trust. Paul said the property includes a Civil War-era redoubt, the remains of a fortification, that Paul expects to include in a park. The two-phase project is also expected to include trails through the nature preserve.

I didn't even realize this was going on... I'll have to keep my eye out for any progress. My office is on 24th/Smallman so I wander by there all the time (though usually not on Railroad St.)

$10.8 million must be a tiny building for the PTC. The last one built was $50 million and it doesn't even look that big.

I always root for that tech park to be completely built out though.

Maybe we could extent the T to existing downtowns like East Liberty first? Not sure why we need to encourage sprawl.

I think a northward extension to Cranberry should start near Allegheny Center, go beneath it providing access to a completely redesigned/rebuilt Allegheny Center, emerge to street level along I-279, then follow McKnight Road/US 19 to Cranberry. Ross Park Mall itself I think should be served by this extension.

This way, you can encourage a complete reinvestment in the whole McKnight Road/US 19 corridor. I saw a proposal that took an extension along the entirety of I-279 and partially I-79. I think that would be a huge waste and would encourage development where it really should not happen IMHO...

That reminds me--the Regent Square Civic Association Newsletter had some interesting statistics on vehicles traveling through the Squirrel Hill tunnel. 41% originate from the PA Turnpike or eastern suburbs beyond Monroeville, and another 19% come from Monroeville or Penn Hills. Only 3% of total traffic is trucks.

All this is a little reminder that easily the best bang-for-buck transit project we could do would be to simply extend the East Busway to Monroeville (via the railroad ROW through Braddock, East Pittsburgh, Turtle Creek, and next to the mall). You could do TOD in existing communities, and provide something like 10 times more peak capacity on this key route than the much more expensive, and much more destructive, Mon-Fayette Expressway.
