I just think a seemless grid in this area, no major parking lots left, is going to be key to "completing" the cityscape, so to speak.
Oh, about the day after they remove Caritas, Arch and the Salvation Army. That area is prime real estate for development but you can't do anything with it right now. Also the CVC caps combined with the parking requirements made it almost impossible to profitably develop a lot. That could change with the removal of the parking requirements.

Yeah, that look for 501 Congress is just so very meh. I hope that building gets redeveloped completely some day. Seeing the renderings for the 5th & Brazos tower makes me so wish T. Stacy had stuck with it and developed their tower. That lot should be the location of a 50 or 60-story tower. It is good I guess that it'll be reused. The building is vacant right now, but this is going to set us back for sometime for anything new there.

Hellz yeah I was kidding... 5-story bohemeth? I'm the guy that requested the picture of Burj Khalifa on the skyline.... hahaha

It doesn't make sense how they could put a 5 story project here.... it really doesn't make sense... especially since they are spending so much on it... I'm thinking that maybe there is something to the east being planned.... either that, or the developer hates America and freedom and bacon.

By the way, I'm starting to think that the Fairmont is going to be much more of a game changer than I previously thought... can you imagine what it will be like approaching downtown Austin from I-35? I hope they keep the spire.

There is something being planned to the east - in the next block.

Here's the map of the entire parcel.

Plan To Revitalize 6th & Congress Announced, Underwhelms Everyone
March 19, 2013

Quote:
The deal consists of five parcels totaling 2.3 acres at the southeast corner of Congress and Sixth, plus a half-block directly east on Fifth Street between Brazos and San Jacinto Boulevard.

[SNIP]

The half block site on East Fifth Street between Brazos and San Jacinto, which is home to a Bank of America drive through, will be sold for an unknown development.
The "unknown development" is the 5th & Brazos mixed-use tower.

I know that most here will disagree with me, but I think having a 50-60 story tower on the east side of Congress Avenue squeezed in between the Bank of Amercia Tower and Frost Tower in the next block would be overkill. And then across Congress on the west side you have two and three story historic buildings and nothing of height - unless 416 Congress ever were to be built. I'd much rather see the "middle" tower between Bank of America and Frost be set back a block like Magellan is proposing to do with the 5th & Brazos proposal.

Creepy? WTF? That's weird.

You're confusing individualism with individuality. They're very different things. I thought people knew this.

I don't believe this has been posted here, but BuildATX now has three scoops (5th/Brazos and that awesome Rainey area hotel):

I just realized that there's a webcam for 2400 Nueces. Wish I would've known that months ago.

I was just there myself yesterday and noticed the same thing. I'm familiar with the project going in next to Whole Foods (office/retail building), but not the one along Esperanza Crossing in your second photo (next to Le Cordon Bleu). Anyone know? Address in front of the site says 301 Esperanza Crossing.

Not sure what it is, but the below maps might help. These came from the marketing flyer for Domain 7 on Endeavor Real Estate's website. Endeavor plans to break ground on 2 office buildings in the Domain this year. The news article about those two buildings is here: http://www.statesman.com/news/busine...in-home/nYg3B/

The marketing flyer with more readable versions of the below maps is here (click on the PDF icon in the upper right): http://www.endeavor-re.com/property/office/domain-7/

Shorenstein JV to Build 2 Office Properties in Austin

Quote:
By Gail Kalinoski
July, 10, 2013

Construction has begun on one of two new office buildings at The Domain, a 304-acre mixed-use community in northwest Austin, Texas, being developed in a joint venture between Shorenstein Properties, L.L.C., Deutsche Asset & Wealth Management and Endeavor Real Estate Group.

The cost of developing the two buildings – Domain 2 and Domain 7 – is about $45 million, according to Chad Marsh, managing principal with Endeavor Real Estate Group, a longtime owner and developer at The Domain. Domain 7 is a spec building while Domain 2 already has a long-term tenant signed up, he added.

HomeAway, Inc., a leading online marketplace for vacation rentals, has agreed to lease all the office space – about 114,600 square feet – in Domain 2, a five-story, 139,675-square-foot building, for 11 years, Brian Sharples, HomeAway co-founder and CEO, said in a news release. The 25,000 square feet on the ground floor will be leased to retail tenants. The site also includes structured parking.
http://www.cpexecutive.com/regions/s...ect-in-austin/

So it looks like the new Home Away offices are being built by the new Whole Foods. I will have to find out what there building by Le Cordon Bleu. If I had to take a guess it will be more than likely another multi story apartment building.
