the giant pit at osborne station where the robo-garage and airbnb complex will never actually be built would be a good spot especially after that new building goes in just north of confusion corner to create more of a 'strip' along the southern end of osborne. right next to transit that takes you most places, walkable to osborne and south osborne. could catalyze some redevelopment at confusion corner, which is massively underdeveloped

If I was recommending a place for someone to stay in Winnipeg it would certainly be a hotel on Osborne instead of downtown.

My favourite hotel experiences in other cities were never in downtowns but in the urban neighbourhoods surrounding downtowns.

I agree, a boutique hotel at one of the corner lots on Osborne and Stradbrook would be amazing. A regular banner hotel would also maybe work as part of a larger development by the burger king and Osborne Station. It'd be so nice to bookend Corydon with something substantial-ish and as a visitor it'd be nice to either stroll down Osborne or Corydon, or go check out some of the nice restaurants in South Osborne.

In some ways, a total TNS-like dense redevelopment of the Confusion Corner island with hotel, residential space and commercial space would be the holy grail for Osborne Village. It would form a hub between the Village, Corydon and South Osborne, and provide an anchor point for the Village itself.

The heights in that rendering are a little fanciful for Winnipeg but the idea is basically the same... the Skytrain-style high density cluster of towers with a commercial base.

I always thought the lot south of 11 Evergreen, north of the Shell would make a good hotel location.

Absolutely.
A decent hotel, perhaps mid scale to lower upper end would be ideal.
True, between Osborne Village, Corydon village, South Osborne & Even Downtown, what a great location. Tourists, like myself when I travel, want a safer thriving area to feel somewhat safer to walk, stroll and explore.
Having a good selection of eateries helps.
I also agree, Confusion corner, just like Marion Street with Dominion Centre, are terribly underused sites that need residential.
It would bolster the need for more frequent transit offerings.

That site has so much potential. I have no idea how it took so long for the previous owner to admit defeat. Okay, so you ran out of money? Unfortunate, but then sell the site! Cut your losses! I mean they did do that, but somehow it took like three years to come to that realization.

Edit: I guess they didn't even do that. Their creditors took over the project.

it looks like less than one floor and the main floor retail spaces are occupied.....80% empty.

It's also not complete. There is no glazing on the balconies or at the top of the building.

There is no way the balconies as constructed are to code, they are wide open. There is supposed to be tinted glazing covering them.

It's an ugly building. Simple as that. They could have used all that blank space for advertising like a Times Square deal. Only part that's nice is the coffee shop. It hasn't really improved the area at all. Neither does the crater beside it which amazingly has some movement now after 4 plus years.....

That block could have been so much more with residential over office's. Especially right beside Osborne Station. That entire area has so much potential. Heck I don't mind if Burger King stayed and the rest. Just factor them into the rebuild. That massive parking lot really doesn't need to be there. Imagine more residential behind Burger King. Could even keep the parking under it. But you sure could densifye that area alot more. Maybe even stop the left turn off Osborne south to go east. That's one of the biggest snarl point's.

it is complete...those aren't balconies, they are architectural flourishes.....

bs. the rendering shows this area covered. yes probably with some sort of perforated screen, but that is certainly not "complete" in terms of building it to the specifications in their variance:
