^That's really nice that preservation of that facade is now part of the plans. I'll get over the utterly insane parking ratio as long as the curb cuts are sensible and don't negatively impact the pedestrian experience. This will be a major improvement for the neighborhood over a car dealership, bringing a few hundred new residents and extending the continuity of retail.

Looks really ugly otherwise, though.

The Caddy dealer has some nice terracotta, ther rest of it strikes me as rather mundane. From the small diagram it looks like all they keep is the details of the Caddy dealer, and the feel of the rest.

No in both the first and the last 110 W Superior is in the foreground, best shots of it I've seen yet.

In the last one Staybridge is immediately below IBM, and 353 N Clark is the crane on the right.

The world's largest Ronald McDonald House is headed for Streeterville when Children's Memorial Hospital moves there in 2012.

The charity, operator of four Chicago-area Ronald McDonald facilities, plans a $30-million center at 211 E. Grand Ave. to house families of severely ill children being treated at the new hospital and at the nearby Rehabilitation Institute of Chicago.

A 13-story, 90-room building in Streeterville will replace the Ronald McDonald House in Lincoln Park, which has been open since 1977. That building, a 21-room mansion, will be sold.

...The Ronald McDonald House would replace a 120-year-old building whose demolition would require review by the city Planning and Development Department's landmarks division. The charity acquired the four-story building, the oldest commercial property in the area, for $5.45 million.

The seller, Aristotle Kornaros, a home health care entrepreneur, would own the ground floor of the new building and retain the rights to market that space to retail tenants.

Why is adaptive reuse the last thing on people's minds? That building would look pretty hot with a 10-story, modern addition on top.

I don't think it would be unreasonable (can't comment on the legality) for the city to make certain architectural demands in exchange for the tax-exempt status the new construction will inevitably obtain. We throw tax exempt status around willy nilly and wind up with huge surface parking lots downtown and along the lake front (churches/synagogues) and the demolition of otherwise valuable historic resources (hospitals).

Obviously the landmarks process is very political, but it sounds like these plans are still very preliminary. I doubt the building's foundation can support another 10 stories, but a facadectomy may be in the plans already, and if it's not, I'm sure it will come up in the landmarks review process. Besides, we have SOAR in the area to exert a major influence on the developers.

Facadectomies are getting popular - even JDL's building above features one, and so does Wilson Yards (supposedly).

I guess it'll disappoint you to know that the old Prentice might be demolished them!

Not all buildings are suitable for adaptive reuse.

For Ronald McDonald House, they just can't add 10 floors atop the current building. It's not structurally fit to take the weight. A facadectomy in this case isn't finacially in the best interest if this not-for-profit organization.
