Yea, I know that Skyscraper... I specified because many times people just look at the MSA populations and consider the entire region "Philadelphia" It depends how an individual defines their perception of a city or place.

didn't seem like you did, because you discussed the population fluctuations of Philadelphia "proper" as opposed to Philadelphia county, vis a vis other cities' populations.
it does not depend on how an individual defines a city or place. a city is defined, its suburbs are defined, and it is all quantitative. I thought that's what you said you did for a living.

LED cert. is a hot topic. Have they taken into consideration the extra energy required to move a person in a bldg with 17 foot floors - vs- 12 foot floors, extra energy for the elevator, water pump, HVAC for increased square footage?

I think I speak for everyone when I say you have absolutely no idea what you're talking about. You should read more about this project, specifically the funding security and the shopping for tenants before posting again. The project viability has already been discussed at infinitum so I'm not going to reiterate what has already been said and beat a dead horse :-)

they justify the floor to floor height because it allows sunlight to penetrate deeper into the building. comcast's fl-fl heights are about 17', but has a smaller floor plate than acc. the higher the windows, the deeper the light can reach into the building.

you can't just say "the construction market"; the market for residential buildings is different from office buildings. they run in different cycles. right now, the residential market is, shall we say, soft. but acc is an office and hotel complex, both of which are very strong in Philadelphia right now and probably will continue to be for the next few years.
so your piercing insight into the vagaries of the "construction market" are less than salient, and reeks of the "negadelphian" (I hate that term but it applies here) atty-tood that has no place here.

I certainly hope this tower gets built; but you must admit that the economy is much different than it was 3 years ago.
