Well actually the concrete isn't bad, before I looked at the pic I was imagining a blank concrete wall, all they did was change the detailing, the brought that concrete grid outside the glass. It was visible in either case, it still looks fine to me.

Belch, count me as against the Huron Club project....develop that huge parking lot a block north...or even do One East Superior where that dumpy 4 story 80s box is now...but this project just gets crappier by the minute...

29 South LaSalle

I was wondering if anyone knows what the final 29 S. Lasalle height will be. I have a ~620 listing on the first page and emporis and other sources say 870ft (265m).

Has this proposal been shrunken in height recently?

Blair weighs moving options

The biggest leasing prize in the Chicago office market is the prestigious investment bank William Blair & Co. LLC. Blair is considering two proposals to move from its headquarters at 222 W. Adams and could wind up slapping its name on a new downtown office building.

Sources said Blair is shopping for about 350,000 square feet and could sign with developer Hines Interests LP and investor Larry Levy. They are co-owners of a riverfront parking lot at the northeast corner of Lake and Canal. With Blair in tow, they could start a building in the 50-story range and deliver it by mid-2011.

Another option is the John Buck Co.'s high-rise already announced for 155 N. Wacker, sources said. And it is still possible Blair could renew at its current home, formerly the USG Building, where the lease expiration fits the time frame of the Hines deal.

Insiders said Blair is expected to decide its choice by this summer and hopes to have agreed to terms by the end of the year. The company declined to comment.

Agree, agree, agree. That site needs a tall tower to "mountain up" the River wye. Even if it was 900 feet, that would do the job.

I think that I'm going to send a few emails to Hines Development and encourage them to go taller and quit with these pussy 50 story towers. It's becoming boaring

Mr Downtown mentioned on SSC that the Curve was cancelled. Anyone else hear anything? If its true, what a disappointment. I think it was even once mistakenly reported to be U/C too.

I know there's a certain level of fecetiousness in the whole conversation, but it's not an accident that office towers today in Chicago are predominantly in the 45-55 story range (111S, Hyatt, 300NLasalle, 151N, etc), why office towers in the late 80s early 90s boom were taller and more in the 55-70 story range (2PRU, 311, 900N, Title/Trust, etc.)....there are prevailing market conditions that basically dictate what sort of project makes financial sense. I'm sure these guys would be more than happy to build an 80 story, 100 story, whatever office tower if the financials worked, but it's a clear pattern that the current market for class A space in the loop is leading to towers in the 45-60 story range in order to maximize their ROI.

The hope for a taller tower on the river site is that such a good location will generate a high enough demand for space (especially seeing as east views will be awesome and unobstructed from any floor, not just the uppers) to warrant building an even taller tower. But with an office tower, it's really just by the numbers.

^ speaking of which, when was the last time a large office/residential mixed-use tower was built in this town? was it 900 N. michigan back in '89? i wonder what happened to kill that project model.
