The developers behind Houston’s first St. Regis-branded condo tower are adding an entire new floor to its design due to buyer demand.

Houston-based Satya Inc. CEO Sunny Sunny Bathija said the St. Regis Residences Houston project at 102 Asbury St., which is situated between Memorial Drive and Buffalo Bayou, already has received early bid reservations that account for nearly 40% of the building’s 90 units.

While the reservations are not binding contracts, they require a cash deposit to allow for “first-look” bids on the units as the development process moves along.

Bathija said the reservations are a good indication that the St. Regis Residences Houston will find a suitable number of condo buyers to justify the changes to the building.

The majority of the demand for the project has been for the building’s larger units, Bathija said, which prompted a redesign to add more of those units and the need to add another floor.

“We have been thrilled with the level of demand, but we were hearing from a lot of people asking for the bigger floor plans,” Bathija said. “And we saw that the penthouse units were a big hit with everyone, so we decided to add one more floor to the building to add more of those.”

The St. Regis Residences Houston’s original design called for a 37-story tower, with several tiers of units available to buyers.

Between the 26th and 35th floors, the building’s Sky Collection offered larger units though at a sub-penthouse price point.

But based on the level of demand, Satya Inc. tasked the building’s architects — design architect Connecticut-based Pickard Chilton and architect of record Houston-based Kirksey Architecture — with reconfiguring the building.

The redesigned building will now offer four more floors of Sky Collection units, going from the 22nd floor to the 35th floor. That will allow the building to go from 50 Sky Collection units to 57.

The top three floors, including the additional 38th floor, will be reserved for penthouse units. The additional floor will allow the building to go from having five penthouses to seven penthouses, including three two-floor units.

The residences will include several floor plans, ranging in size from 2,000-square-foot, one-bedroom units to 5,000-square-foot, multiroom units. The penthouses will between 4,500 square feet and 6,000 square feet.

The duplex penthouse units will have spiral staircases, as well as internal elevators to allow residents to move between floors.

Additionally, the reconfigured design added two housekeeper suites for residents who would like to have a separate unit for an on-site nanny or house cleaner.

Overall, the number of units in the building did not change, but the internal layout was reimagined to account for buyer demand, Bathija said.

“We have been leaning on the experts at Douglas Elliman, who are marketing the project, and have been asking, 'What do the potential buyers want?' — and we are listening,” Bathija said. “All of the changes we have made are based on what we are hearing. We want the building to be exactly what the future residents want.”

The project is scheduled to break ground in the fourth quarter of 2025, with an anticipated delivery date to follow 30 months later.

The International Bank of Commerce is providing the loan to developer Satya Inc., The Real Deal reported. The $255M loan comes out to $2.8M for each of the 90 condominium units planned in The St. Regis Residences.

The construction loan is a step toward groundbreaking on the 38-story tower on a 4-acre site at 102 Asbury St., which is slated for this year. Construction is expected to be completed 30 months after commencement.

Satya and designer Pickard Chilton released plans for the building last year, revealing that residences would start on the 10th level of the 510-foot glass tower. Price tags will start at $3M, and among the unit mix will be seven penthouses, according to TRD.

The development will also have 40K SF of indoor and outdoor amenities, including a sky terrace with a private dining room on the 26th floor and valet and butler services.

In March, the developer said 40% of the 90 units had already been reserved, and it was bumping the design plan from 37 to 38 stories and reconfiguring unit layouts to better meet demand, the Houston Business Journal reported.

Sales are officially well underway for condominiums in the ultra-luxury St. Regis Residences Houston tower planned along Memorial Drive.

Houston-based Satya Inc., the developer behind the project, recently opened a 2,300-square-foot sales center, which aims to allow prospective buyers to see and feel the high-end finishes the building’s 90 units will have when the 38-story tower is completed.

This will be the first St. Regis-branded all-residential condo building in Texas.

The sales center — which broke ground last year at 5441 Memorial Drive, just yards away from where the St. Regis condo tower will stand at 102 Asbury St. — features full-size representations of a typical unit’s kitchen, which includes natural stone countertops, Gaggenau appliances and soft-close Italian cabinetry; a dining room; and both a powder room and a primary bathroom.

Satya Inc. CEO Sunny Bathija told the Houston Business Journal he felt it was important to go all out on the sales center because many prospective buyers want to put their hands on the appliances and fixtures that will be in their units.

“My wife is that way,” Bathija said during a tour of the new sales center. “I said to her, I know that you are the kind of person who wants to see it, touch it and feel it before buying — you don’t want to buy it when it’s under construction. A lot of buyers are that way, so we tried to make the sales center as close to an actual unit as possible.”

In addition to the condo-style rooms, the sales center also features two “immersion rooms,” where potential buyers can take a virtual tour of the condo tower, which includes everything from virtual walkthroughs of each unit and amenity space to photos of what the view from every balcony would look like at various times of the day.

“We took a drone up to each balcony and shot the views because they are all incredible,” Bathija said.

Additionally, the rear of the sales center features its own balcony, which allows for views of the tower’s construction site.

“When we were building this, the architect said, ‘Why don’t you add a place where people can see the site itself?’ I thought it was a great idea, so we added one on,” Bathija said.

Currently, the sales center is available by appointment only.

From the outset, the luxe St. Regis Residences set to change the landscape of high-rise living in Houston with its posh location overlooking Buffalo Bayou and all the amenities that The St. Regis brand brings. Now, the not-yet-under-construction condominium property is already breaking records for its remarkable $3,100 per square foot price on the last remaining penthouse.

This makes it the highest price per square foot ever recorded in the history of condominium sales in Houston. It all adds up to a $14.5 million list price for the approximately 4,500 square foot unit.

That stratospheric ask is possible only because this is the last of the seven penthousess in the 38-story St. Regis condominium. However, it’s not the highest price paid for a perch in this Houston tower of luxury. Two of the penthouses recorded record-breaking purchase prices of $17,995,000 and $14,995,000.

“The last available penthouse at The St. Regis Residences underscores the strength and maturity of Houston’s luxury market,” Catherine Lee, president of Douglas Elliman Development Marketing Texas, says in a statement.

“Discerning buyers are consistently choosing stand alone branded residences that deliver enduring quality, trusted service and global brand recognition — all of which is evidenced by the premium price-per-square-foot. Opportunities of this caliber, particularly at this level of scarcity, are increasingly rare.”

In fact there was so much initial demand for larger homes in the building that the original 37-story design was expanded to 38 floors with the top three floors reserved for penthouse units. The additional floor allows for seven penthouses with square footage ranging from 4,500 to 6,500 square feet. That’s two more penthouses than originally planned. Three of these are dramatic two-level homes.

Three years ago, longtime Houston developer Sunny Bathija worried about Houston’s penthouse market — particularly whether his firm would be able to sell several multimillion-dollar penthouses in its new St. Regis Residences tower years before the project was even constructed.

“These were my costliest units,” said Bathija, CEO of Satya Development. If the 38-story tower opened before those sold, “I might be stuck.”

But those worries have now faded. As the St. Regis Residences breaks ground near Memorial Park Wednesday, all seven of the project’s penthouses have presold, including two residences at potentially record-setting prices.

Overall, about 45% of the development’s 90 residences are now under contract, exceeding Bathija’s expectations. The high-rise at 102 Asbury Street is slated to complete in 2029.

The St. Regis Residences is the latest sign that Houston’s luxury condominium market is starting to mature as the city’s ultra-luxury buyers increasingly commit to multi-million-dollar condos well before they’re built. That shift is evident in Satya’s high-rise and could influence expectations for how such projects get off the ground.

While there are still buyers who want to wait for a project to be completed prior to purchasing, some residents are willing to buy into a development’s vision early on to capture the best value, Bathija said.

In the St. Regis, buyers are agreeing to pay as much as $2 million in a non-refundable deposit to secure their spot in the building, he added.
Satya added a full floor to the structure to accommodate demand for penthouses. And in response to requests for larger units, Satya is now redesigning the 33rd floor of the building to fit a 9,000-square-foot, 6-bedroom home – essentially a mansion in the sky.

The pace of penthouse sales in the St. Regis moved faster than several of Satya’s past luxury condominium investments, such as the Sophie at Bayou Bend and the Giorgetti, which opened in 2018 and 2020, respectively.

Back then, “there was a lot more of an education process for people who wanted to leave a single-family home to get into condo living,” Bathija said.

“With the St. Regis project, we are entering into a market that is a little more mature.”

A neighbor on Asbury St. said the trucks are supposed to start using the road off Memorial Drive next to the sales office instead of Asbury St. I saw them working on the culvert bridge last time so it wasn't ready for the trucks then. They added a fence around the perimeter of the project.
