Sounds like it’s still under design, which is why they didn’t give a height, or provide renderings with the press release. But it’ll probably be based on that concept.

I think that the basic design looks pretty good. Also, KPF always produces very high-quality facades.

Wow! It reminds me of a cross of the Bloomberg tower and 56th Leonard!

960 feet is impressive too!!

THE GREATEST CITY IN THE WORLD!!!



This tower, coupled with King Kong (ie., 175 Park) is going to transform the area immediately around Grand Central.

I’m curious to see what 405 Park and The Roosevelt will look like!

While I had hoped that Grand Penn would have been selected, Halmar’s plan looks amazing. Between the news of that, this, and demo progressing for our next icon at 350 Park, NYC is ending May on a very high note. Hopefully, in June, we’ll have news from RXR about 175 Park.

This tower will be basically a hundred ft higher than 343 Madison, which will rising just across the street (both should be under construction at the same time, though 343 will be way ahead). While everyone is focusing on the supertalls the city is putting up, it's not lost on me that we are seeing a new class of 800 and 900 ft office towers going up in the city. These are significant towers as well, even though they won't be the tallest on the skyline. These next 5 years are going to be incredible.

I do wish the crown had a little more "flair", but it's probably better the way it is. I now want a rendering together with 343 Madison.

P.S.: 343 Madison looks good, but this has a lot more pizzazz!

Midtown is the globe's ultimate office district.

Probably not the final, final version of the crown, given the time before approvals and construction begins. I do wonder if the public space at the top is still included in the plans. If you look at the top terrace closely (near 270), you can see people walking up there. But they could just be tenants. Also, there's a small (very small) chance that Rosen's sight just to the north can be absorbed before approvals. I wouldn't cross my fingers for it, but still possible.

It’s amazing that this tower and 520 Fifth, which are afterthoughts in our VAST skyline, are taller than the Citadel tower in Miami that everyone down there is excited about.

He added it will be “the most highly amenitized new building in the city,” with features to include nine floors with terraces, nine with loggias, a luxury wellness center, a 215-seat auditorium, indoor padel court, and a landscaped terrace overlooking the avenue.

Superchef Daniel Boulud will operate an Epicerie fast-casual food spot in a tenants’ lounge. A “world-class restaurant” is planned for the ground floor. Given Boulud’s close relationship with SL Green at One Vanderbilt (home to Le Pavillon) and One Madison Avenue (La Tete d’Or), would he be in the running for that role as well?

“He’ll be in the running,” Durels chuckled.

The project is one of several major office developments and redevelopments on Madison in the East 40s, including BXP’s soon-to-rise 343 Madison and JP Morgan Chase’s redesign of 383 Madison.

Durels cited “proximity to [SL Green’s ] One Vanderbilt and the new JP Morgan Chase headquarters” as driving the Madison corridor boom.

“One Vanderbilt clearly transformed the west side of Grand Central and established it as a luxury location, reinforced by the Chase tower,” he said.

Looks like they are sticking close to this timeline....








The new towers office towers in the immediate vicinity...a shame 570 5th couldn't use the Midtown East zoning. I understand the city wanted to fix the east side first, but it's such a large site, it could have easily accommodated a 2 msf or more tower. 346 and 343 together won't give us 2 msf of zoned floorspace. But together, they're contributing to fight the lack of new supply on the east side.

Yes, something will happen there. But most likely to be occuoied by Chase itself. Technically adding new space to the market, but not marketable, if that makes sense.

I meant to chime in the other day... Does anyone think there's a chance they are designing this building in a way that could be expanded onto the current Aby Rosen's property and mirror what we see here in these renderings? Considering they're using a side core, it seems entirely doable from an engineering perspective, in theory of course.
