This new mixed-use development will be located at 1101-1123 Sutter on an approximately 29,700 SF site, currently occupied by two structures: an auto repair shop with public garage (at 1101 Sutter) and a mortuary (at 1123 Sutter).

At the corner of Sutter and Larkin, the three-level concrete auto-repair building—built in 1920 and designated an A-status Historic Resource—will be renovated into a mixed-use residential structure. The ground floor will feature commercial space, a residential lobby, and an interior connection with the adjacent new residential high-rise. The second and third levels of the historic building will accommodate 16 residential units, and the structure will undergo improvements to the partially below-grade garage to provide building parking.

At the west side of the site, the mortuary will be removed for new construction of a 14-story high-rise tower. This high-density development will utilize the Individually Requested State Density Bonus Program to increase the number of code-permitted units from 149 to 201. In total, the pair of buildings will provide 201 new homes, including 40 below-market-rate units.

The 14-story, 150-foot tower will offer 185 rental apartments over an active, pedestrian-friendly commercial ground floor. Oriented toward Sutter Street, the dynamic street level incorporates a mix of uses, including the primary residential lobby, common amenities for residents, commercial and retail spaces, and a child care center.

At Hemlock Alley to the south, the ground level will include an outdoor entry court that serves a second residential lobby and a flex gallery space. The building is set back from the alley at various distances to accommodate the entry court, an outdoor area for the child care center, private terraces and balconies, and access to the garage and loading entries.

Midway up the tower, on the 7th floor, the building steps back about 40 feet on the west side, to provide a shared landscaped area at this setback. At the 14th floor, the building steps back on all sides to allow common view decks at each aspect. This top floor provides shared view points as well as building services and community rooms.

The permits call for 201 new units to be built, which would provide the most housing of four options considered by the Historic Preservation Commission in early February. The Martin Group is responsible for the development through 1101 Sutter Affordable LP . . . .

The permits describe that the proposal adds 201 units for an estimated cost of $40 million for construction. The full project budget, with all costs included, will be significantly higher.

Forty units will be priced below market rate. The development is expected to yield 254,210 square feet with 12,620 square feet of retail, offices, and childcare facilities at the ground level, 13,390 square feet of open space for tenants, and on-site parking for around 61 vehicles and over two hundred bicycles.

David Baker Architects is the architect of record. Rooftop terraces will be included on the 7th and 14th floor. The skyline-viewing deck will offer seats, an outdoor kitchen, and entertainment space surrounded by greenery and plants, with landscaping design by Interstice Architects . . . .

Construction is expected to last for 30 months, though an estimated completion date has not been established.

New renderings have been revealed alongside the Draft Environmental Review for 1101-1123 Sutter Street in Polk Gulch, San Francisco. The project will rise 14 stories to create 221 residential units, including affordable housing, on top of retail and child care facilities. 1101 Sutter Affordable, LP is the project sponsor and developer.

The 162-foot tall structure will yield 252,940 square feet, with 177,300 square feet for residential use, 12,200 square feet for common amenities, 4,580 square feet for commercial retail, 3,760 square feet for a child-care facility, and 15,130 square feet for the 59-car garage. Parking will also be included for 164 bicycles. The open space will include 3,000 square feet of private balconies and 8,630 square feet of common open decks at ground level, the 7th floor, and the 14th floor.

Of the 221 units, 82 will be studios, 50 will be one-bedrooms, and 89 will be two-bedrooms. The development will use California’s 50% State Density Bonus to create 44 very-low-income affordable units.

Again by David Baker Architects, the updated design streamlines the exterior, articulating a distinction between two volumes with metal and glass fiber reinforced concrete panels. Interstice Architects will be responsible for Landscape Architecture’ . . . .

The specs for 1101-1123 Sutter St:
- 22 floors, 235 ft
- 311 units (100 studios, 86 1BR, 125 2BR)
- 37 or 38 of the units will be affordable
- 35,200 sq ft for fleet charging facility
- 6,100 sq ft for commercial and child-care use
- Parking for 84 cars and 232 bicycles

The previous proposal for 1101-1123 Sutter Street called for a 14-story residential infill with over two hundred homes in Lower Nob Hill, San Francisco. Now, new modified project plans have been shared for a 22-story complex, with more housing to match. Martin Building is the project developer.

San Francisco approved the 221-unit proposal in early 2022. The proposed modifications to the development will increase residential density to 311 rental apartments, nearly 70% above base zoning. This additional capacity is achieved with the State Density Bonus program and the recently passed Assembly Bill 1287, according to the latest project application.

David Baker Architects is responsible for the design. Renderings show various architectural treatments across the tower, including setbacks for open space. Facade materials include concrete, metal panels, stucco, and a brick veneer. The rooftop deck will be connected to an entertainment room, viewing lounge, and library.

Some updates for this one. Less units overall but more bedrooms (less studios, more 2BR, 3BR, and 4BR), as well as reduced parking for cars (from 84 to 30 ). And slight design changes. Still not the most handsome design but the specs are excellent, and the housing is much needed.

The updated specs for 1101-1123 Sutter St:
- 22 floors, 240 ft
- 303 units (75 studios, 58 1BR, 128 2BR, 31 3BR, 11 4BR)
- 38 of the units will be affordable
- 35,200 sq ft for fleet charging facility
- 6,100 sq ft for commercial and child-care use
- Parking for 30 cars and 218 bicycles

New illustrations show a significant update, removing a white-gridded design feature and replacing it with a more typical floor-to-ceiling window scheme. Concrete balconies, a mix of solid and perforated metal sheets, and stucco will be added across the facade, adding detail and variation to the exterior.

Further depth will be created with a modulated massing that increases sunlight exposure and produces more green space on various floors designed by Interstice Architects. Residents will gain access to three open terraces on levels 7, 21, and 22. Eight floors were removed from the 21st floor so that the proposal can comply with the 15,680-square-foot open area requirement. Additional shared amenities will include a gym and child-care center at ground level.

Latest update shows that the number of affordable units has increased from 38 to 102 units, while the overall capacity is still to be 303 residences.

The three-story former automotive-repair shop is a listed building as a contributor within the Van Ness Automobile Row historic resources survey and is associated with Heald’s Engineering and Automobile College from 1920 to 1935. The neo-classical facade will be retained, with the interiors retained for car parking.

This one should definitely be moved to under construction. Sadly the second largest project in SF at 22 stories, 6 of which have already taken shape...

^ Hopefully this AI mini "boom" will help jump start some actual skyscraper construction (and the completion of Oceanwide). Although I'm also a bit wary of some of the side effects that may/is bringing (ie layoffs and worsening housing affordability) but at the same time increased construction, especially residential, will help offset that.
