The article said it would be 850k sq. ft. for office.

In any case, we'll find out more shortly. I don't think we'll wait long for this to rise.

I know that, but there’s a tendancy to quote total sizes of buildings in these articles. For example, 270 Park is 1.9 msf, not 2.5msf. It could be they are looking for extra development rights, but that would require a lengthy approval process.

Looking at the mix of what Extell is building at 655, you have to wonder if it was too similar for Related’s taste. Maybe that’s reason enough to switch to office. Or they coukd just say, game on. The more the merrier, and build their own mixed-use tower as planned.

Still curious about the office alternative. Some comparative skyscrapers in terms of size for what would be 850,000 sf of office (either in zsf or total sf).



343 Madison Avenue has about 750,000 sf planned






While 425 Park has just over a half million sf of space

It appears that Related is leaning toward an office tower. Interestingly, I think that in this location, it might not be a box that tries to maximize floor plate size like 343 Madison or 570 Fifth. Small financial firms might want optimal views.

It's an irregularly shaped lot. Whatever the case, I expect it will be something nice. The Saudis are backing this now (they have a 2/3 stake in it), and aren't likely to put up a dud.

Since the GM building is 705 feet and sits right in front of 625 Madison, I suspect that even as an office tower, Related will try to build taller than it in order to have offices with views.

Right, regardless of use, it would be crazy to not go far beyond 705 ft., given the bulky, relatively tall GM Building sitting between the site and Central Park. And now Extell and possibly the Barney's site owners are going to build very tall towers.

I don't care about the use, but this site better be very tall and iconic. It's an amazing site.

The views should be ok either way. I think 655 Madison and 800 5th (whatever happens there) play a part in the park views. But great location all around.

Will this tower require new foundations, or can they reuse what’s there, in which case, the tower can start rising once demolition reaches street level?

Would depend on the engineering and what they are going for. Hopefully they don't have to dig, that would add some extra time and extra permitting.

It seems that an office tower will rise here. With the Saudis onboard, I hope that we get something iconic like this tower in Riyadh.
