When you have a moment - go back and take a look at the (several) proposed towers in that region which did not come to fruition. Most were between 500' and 800' tall. It was a timing issue. They were proposed in a time where capital was drying up, COVID and then the subsequent remote work movement - temporarily killing new, spec office projects.
I would expect that area of downtown to once again see proposals as soon as the market corrects and developers get a better handle on what office space needs will be in the near future. Most of those past proposals were either solely office or mixed-use projects.
