Wow is right. You can see the random bits of sheet piling they are digging up, each of those is one of the 7 "super-caissons" that would have held up the Spire - actually, each one is a pair of super-caissons for 14 in total.

I don't know how the new building foundation is designed, but it would be a huge waste not to re-use these somehow.

I was wondering what those were.... Thanks for clarifying. I'm not normally super into watching the foundation of a new building go up, but in this case - It's so interesting to see the Spire hold mold into the foundation for a completely different building.

Agreed. I know the sentiment is quite common at this point, but watching the foundation work around the remnants of the Spire is quite fascinating but even more bittersweet...

A before an after comparison from Solar's previous photo from July 24, 2023.

You can see how much they've lowered the grade of the site by the height of the new ramp supports they are construction. Maybe 25+ ft.

The downtown condo market freeze is so fascinating. There is a ton of demand for downtown apartments. And anecdotally there seems to be good demand for neighborhood condos. Is there just no interest in the middle of that venn diagram?

I'm not a market expert, but if I had to guess, I suspect it's the combination of high mortgage rates and inflation. Plus.... There has been this overhanging narrative for months now that rates will come back down at some point. Pair that with the fact property values aren't really going up significantly - What's the incentive to purchase a condo right now? I know a couple friends who want to buy, but they are waiting until rates come back down and they have a larger down payment.

it's more of a supply issue. neighborhood condos and single family are in much shorter supply than downtown high-rise condos.

Downtown condo market was driven by Boomer empty-nesters for the last 20 years and that trend is now fading away.

GenX is smaller overall and so far they have not shown the same interest in pricey downtown real estate. Not sure if this is because they don't want it, or because they aren't as financially secure as the Boomers and can't afford a second home.

Surely, if not Nema 2/Site I/TTE, something new will be in the pipeline at least by the time tower 1 here is complete in 2027? Although I would agree I’m not especially confident at the moment
