I totally agree with you. This should be a commercial/retail hub at the south end of the Cambie Corridor. I think urban planners here have a rather limited scope in their imagination. Because of this, the limited number of businesses are so spread out and many will eventually suffer or fail in the long run. Our forebears seem to plan the urban fabric better. The older parts of downtown is a good example.
