It can't be a demolition in progress.
I highly doubt it.

The crane on the site has already been erected for weeks now, which means site clearing and demolition was a long while ago.

Besides which, that looks like concrete (whether it's a shoring foundation wall or demolition remnant), and that wouldn't make sense since that site like all the neighbouring sites had a (almost certainly wood-frame) lowrise walkup prior to construction, and probably wood-frame construction for anything above grade.

It's possible it may have had a concrete underground parkade, but unlikely it would have been that deep,....and again.... also unlikely they would erect the crane while demolition was still on-going on the site.

In your first image the site is partially obscured by the two gold-glazed office buildings, but you can just about make out part of (what I think is) the pit at the top left corner
