The previous version of this was due to have a retail banking branch in it, but I'm not sure we have any idea how much retail space (or what type of retail) this latest iteration will have. Hopefully it's more than one retail space and none of it is a bank branch. With regard to people density in this area of downtown, you will definitely get your wish in a few years. Because there is going to be a LOT more foot traffic here in the not too distant future.

The four new buildings in this immediate vicinity (321 West, 6XG, 415 Colorado, and the Hanover) will all have apartments that will be mostly full. I'm not exactly sure how many total units (and bedrooms) will be in them, but I'm guessing it will total somewhere around 1400-1500 units (maybe more?). That should easily bring more than 2000 residents to four almost contiguous blocks. That type of big city density is rather remarkable for Austin. There will be a ton of new residents on these sidewalks.

Also, don't forget about the additional office space that will bring pedestrians. Three of these four buildings (6XG in particular) will have office space too. All in all, the activity on these four blocks is going to see a major spike.
