One observation that may or may not be true.... but it seems like the timeline from when a building is announced to when permits are pulled and construction starts has been steadily shrinking over the years here.

10-15 years ago it felt like the norm would be to wait 3, 4 even 5 years after announcement just for shovels to be in the ground.

Now? It can happen in less than a year. Assuming it's a combination of cheaper money and more institutional faith in ROI here in the city. It's no longer looked at as a risky proposition as it may have been in 2007.
