Agreed, Richmond Road from Sherbourne (where the LRT switches form Parkway to Richmond) all the way to Lincoln Fields has a lot of potential. Not far from river, parkway, parks/beaches, LRT right at your doorstep, etc..
There's already decent density (esp. around Ambleside) but still room for improvements to add density and more street-front retail to make the area more enjoyable and walkable.
