The proposed redevelopment consists of a 64 storey residential condominium apartment building consisting of: a 4 storey podium building incorporating significant heritage attributes of the existing heritage building at 10-16 Wellesley Street East; the 60 storey tower with rooftop mechanical is setback from the podium; Indoor amenity space is proposed on Levels 4 and 40, and outdoor amenity is proposed in the form of outdoor terraces on levels 4, 40, 54, 56, 57 and 64; for a total of 1,864 m2 of indoor and outdoor amenity space. A total of 466 residential dwelling units is proposed, comprised of 283 one-bedroom units, 138 two-bedroom units and 45 three-bedroom units. The total gross floor area of the redevelopment is 34,446 m2, comprised of 153 m2 of non-residential GFA and 34,293 m2 of residential GFA, and an FSI of approximately 29.3.
