Yep, we are having a healthy discussion with different point of views. If I was a betting man, I would put the house on this building being successful. It's not like Philly has multiple Rittenhouse-like locations. IMO, this is it, if you got money and you want to be in the action, this is about as good as it gets at this point in time.
