I agree with NYguy about the overabundance of windswept plazas in that area of the city already. What Park Ave needs is lots more retail, not more plazas. What few retail there is are mostly bank branches that are set back from the street behind plazas. Park Ave is one of the most boring-est walk for anyone that doesn't work or live there.
