I can think of plenty of things to do with that space, from a gym, to a home cinema, to a wine cellar the size of my current apartment.

A 30,000-SF estate right on the beach in Sagaponack? Maybe. A 30,000-SF penthouse in Manhattan? No thanks. You should be spending more time out on the town than in your living room watching TV.
