They will probally appeal to business men/women for the nearby Chase or 1 JS Plaza. Port Authority as well. Always visitors.
Any sort of hotel near the PATH in general will be successful. Potential for lawyers as the County Court is nearby. So various clients in theory could get rooms there year round.
