I think that this reflects the current geographic and socioeconomic realities of the region. High-end retail is located near high net-worth households and in the CBD of the region, where most of the hotel inventory for the region, and virtually all of its high-end product, is located, not to mention corporate offices, convention centre, and cruise ship terminal.

Now, a high-end retail street/mall south of the Fraser is something that I think is inevitable.
