The third floor of Portage Place as it exists today is a complete train wreck. Between the shuttered IMAX theater and the closed three screen movie theater is needs as much or even more attention that those main floor potentially street facing CRU.
I think a smart move might be to relocate the food court to the former IMAX space and then convert the existing food court space to street fronting CRU. The top floor food court would have a similar precedence to the Fashion Show mall in Vegas for example.
