Liberty Wellsian, the vast majority of residential structures in the city whether multi or single family are framed from wood. Residential structures are only going to be framed in steel when the height becomes so much that utilizing wood framing could not safely accommodate the weight of the structure. The future condition of structures will not hinge simply on the wood framing, it will be the general continued maintenance of the structure as a whole. Driving through the city you can see structures that are 20 years old that look terrible because of poor maintenance from the owner and there are structures that are much, much older that continue to look great.
