I think if they could bring in some of the brands you mentioned, they could compete with Metrotown. There aren't a lot of first-to-market (or second) stores opening over there, and because there is so little space available in the mall, they can't bring in new retailers very quickly.

Maybe if Brentwood can ink some deals with the types of brands you see at South Granville or Park Royal, it would work. I'm thinking along the lines of Anthropoligie, H&M Home, Urban Outfitters, like you said. I could also see Crate & Barrel, Free People, and Rockport doing well for example.

As for the other retailers you mentioned that aren't in Vancouver yet, pretty much all of them are either about to open, or are waiting for the right space to become available. Some, like Mango, might never come though unless they see sales increase at their one or two existing stores.
