Because the foundation already was poured for the new building years ago when a second office tower was planned, the new tower can be built in as little as 20 months, giving Mizrachi's plan an advantage over some competitors, Gunderson said. Work could begin with as little as 200,000 square feet of office space leased in advance, he said.
“A number of four-star hotels have already expressed interest,” Gunderson said. “The important piece is finding the office tenant.”
Office rents are expected to be slightly below those in the Hines and O'Donnell towers under way, but the building will feature high-end finishes such as a spa, a public garden inspired by the Palace of Versailles, a Lasvit lighting installation and outdoor terraces, according to the developer and J.F. McKinney. The building will include a rooftop bar and restaurant, a ground-floor restaurant and another restaurant within the hotel space.

If they are already getting started, they must have signed a lease with somebody substation (office-wise)
